Basement tanks get forgotten
A tank in a full basement can leak for weeks behind boxes before anyone sees it. Look at the floor around yours, and the pan if it has one, whenever you do the laundry.

Where the repair lands depends on the part: a thermocouple or an element is a short job, a gas control valve takes longer and costs more, and either way you see the number before we start.
Water coming out of the tank body itself can’t be repaired. That’s a replacement, and the installed prices for one are on our water heaters page.
What’s different in Fort Belvoir
Off post, Fort Belvoir mail covers two very different places. Cook Inlet is 256 homes built from 2002 to 2004 almost entirely, each with a full basement and a gas connection. A water heater there is usually a gas tank standing near the furnace, so no hot water comes down to the pilot, the igniter or the gas control. The county’s records say gas isn’t available at 18 of the 19 parcels on Backlick Road, so those older houses more likely run on electric tanks, or on propane where someone set it up.
Cook Inlet tanks are old enough to have a history. Some are original, and some have been replaced once. On a tank of that age, we read the manufacture date from the label before we talk about any repair. A gas control that fails on a tank in good shape is worth fixing. The same part on a tank with a rusty bottom ring is a different conversation, and you’ll hear it from us at the tank.
Roughly one in three Cook Inlet homes was rented at the last Census count, and many families here move on a military clock. If you’re a landlord, or a tenant working through a landlord, a written repair price you can forward is worth more than a phone call. We write it at the tank and you can send a photo of it.
On the post itself, family housing is run by a housing office, not by owners. If you live in a unit on post, call your housing maintenance line first. We repair water heaters at the homes outside the gate.
The signs
A tank in a full basement can leak for weeks behind boxes before anyone sees it. Look at the floor around yours, and the pan if it has one, whenever you do the laundry.
On a gas tank that’s usually the pilot, the thermocouple that keeps it lit, or the gas valve. On an electric tank, it’s usually an element or the reset that tripped.
A shower that goes cold in five minutes often means a failed lower element on an electric tank, or a tank so full of sediment that it heats far less water.

Choosing who does it
Questions to ask anybody who looks at your tank, us included.
At Fort Belvoir the answer changes by street. A plumber who quotes a gas part for an electric tank has not looked at the label.
A plumber who goes straight to replacement without testing the thermocouple, the valve or the elements may be selling you a tank you don’t need.
A repair that leaves a stuck relief valve or a bad vent connection behind isn’t finished. Ask what else they looked at while the cover was off.

Had the water heater replaced and a quote for my HVAC. Both technicians were friendly and helpful. Prices were decent. Would use again.

Questions
We work on the homes outside the post with Fort Belvoir mail, such as Cook Inlet and Backlick Road. For on-post family housing, start with your housing office.
Almost certainly, since gas was run to every home there. A gas pipe feeds the control at the bottom and a vent leaves the top.
The visit to find what’s wrong is $49, $250 after hours. The repair is priced in writing at the tank, before we start, because a thermocouple and a gas valve are very different jobs.
Repair it when the tank is sound and a part failed. When the tank itself leaks, it’s a replacement, and we’ll show you where the water is coming from before you decide.
Ready when you are
Call, or send the form at the top. We find what failed, show you the part, and you get the repair price in writing before we touch it.
