Water heater repair in Arlington: most homes are condos and rentals, so the tank is often in a closet and the first call is the unit owner or the manager. The repair, a thermocouple, a gas valve, an element or a thermostat, is priced in writing at the tank before we start.

Water heater repair (thermocouple, gas valve, element, thermostat, burner)

Where the repair lands depends on the part: a thermocouple or an element is a short job, a gas control valve takes longer and costs more, and either way you see the number before we start.
Water coming out of the tank body itself can’t be repaired. That’s a replacement, and the installed prices for one are on our water heaters page.
What’s different in Arlington
More than half of Arlington’s homes are in apartment and condo buildings, and nearly six in ten occupied homes are rented. So a lot of our water heater calls here don’t come from the person who pays for the tank. A tenant reports no hot water, a property manager hears about it, and the owner has to approve a repair they can’t see. That chain is slow. We shorten it by naming the failed part, writing the price down at the tank, and sending it to whoever signs.
We work with landlords and property managers in Arlington all the time, so access is routine for us: a key from the office, a window for the tenant, and a text when the tank is working again. If you manage units, tell us the building’s age and whether the tank is gas or electric. That alone saves a trip.
The houses are the other half. The median owner home in Arlington was built in 1960, and six in ten owners heat with gas. In a brick colonial or a mid-century rambler, a gas tank down in the basement is the usual setup, and it fails at the pilot assembly, the thermocouple or the gas valve. The same tank in a condo is more often electric, which fails at an element or a thermostat.
Whichever it is, a water heater in a building has neighbors. A leak that starts in a second-floor closet can reach the unit below, so we ask about the floor underneath before we talk about parts.
By the numbers
From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.
The signs
If the tank in your condo is leaking from the body, shut off its water and tell the neighbors under you. Water travels along a slab and down a pipe chase farther than you’d think.
On a gas tank that’s usually the pilot, the thermocouple that keeps it lit, or the gas valve. On an electric tank, it’s usually an element or the reset that tripped.
A shower that goes cold in five minutes often means a failed lower element on an electric tank, or a tank so full of sediment that it heats far less water.

Choosing who does it
Questions to ask anybody who looks at your tank, us included.
If you’re a tenant or an agent, you need a number the owner can approve without standing in the closet. A written price at the tank does that.
A plumber who goes straight to replacement without testing the thermocouple, the valve or the elements may be selling you a tank you don’t need.
A repair that leaves a stuck relief valve or a bad vent connection behind isn’t finished. Ask what else they looked at while the cover was off.

Questions
Your landlord or the building’s manager first, because the lease usually decides who can order repairs. If they hire us, we’ll work around your schedule.
Look at the tank. A gas line and a vent pipe on top means gas. A thick cable going into a small panel means electric. Most condo closets here are the electric kind.
The visit to find what’s wrong is $49, $250 after hours. The repair is priced in writing at the tank, before we start, because a thermocouple and a gas valve are very different jobs.
Repair it when the tank is sound and a part failed. When the tank itself leaks, it’s a replacement, and we’ll show you where the water is coming from before you decide.
Ready when you are
