What’s different in Arlington

Arlington drinks Aqueduct water, and every spring the County stirs the mains.

Most of Arlington drinks Potomac water treated by the Army Corps of Engineers’ Washington Aqueduct at its Dalecarlia plant, bought straight from the Aqueduct rather than through Fairfax Water like the county next door. The County’s 2025 average hardness was 142 milligrams per liter, which it prints as 8 grains per gallon, and the Aqueduct’s own monthly tests at Dalecarlia ran from 106 in June to 187 in December. The water a tank sees in winter is the hardest of the year.

Every spring the Aqueduct switches its disinfectant from chloramine to chlorine, and Arlington’s crews flush hydrants across the county through the end of May. The County says that can bring temporary discoloration and sediment, enough to stain a load of laundry. Whatever rides in on that water and settles ends up on the bottom of your tank, which makes June a sensible month to drain it.

Where the heater sits changes the visit. In the older houses, like the 1940s brick-faced houses in Westover, each one built over a basement, it’s usually downstairs near a floor drain and the flush runs out a hose. In the condo and apartment buildings that hold more than half of Arlington’s homes, it’s in a closet, so we drain it in batches into a bucket or the washer’s standpipe.

Close to six in ten Arlington homes are rented, and the County asks property managers of apartment buildings to post its water quality report where tenants can read it. If you manage units, book the flush for turnover week, when the closet is empty and no tenant is waiting on hot water.

What it costs

What a water heater flush costs in Arlington.

Same prices as our water heater flush page, anywhere in Northern Virginia, and you pay after the visit.

  • Tank water heater flush, with the plumbing check$99, normally $199
  • Tankless descale, with the plumbing check$300, regularly $350
  • Comfort+ membership, a water heater flush with a sewer camera inspection every year included$199 a year

Both visits include a whole-home plumbing check: supply lines, shutoffs, a pressure reading, drains, toilets and traps.

One per household, owner-occupied homes, limited time. A leaking tank, or one that’s 15 years old, needs repair or replacement, not a flush.

More for the money: Comfort+ membership, $199 a year, includes the flush and its plumbing check every year, plus a sewer camera inspection, a dryer vent cleaning and heating and cooling maintenance visits.

When it’s due

Why people in Arlington book a flush.

It lives in a condo closet

We flush it into a bucket or the laundry drain, not across the floor, and check the pan under it while we’re there.

It pops or rumbles

That’s water boiling under a layer of sediment on the bottom of the tank. A flush clears it out.

Nobody knows when it was last done

Which is most houses. The drain valve at the bottom of the tank has usually never been opened.

Choosing who does it

How to pick who flushes your water heater in Arlington.

Questions worth asking anybody you call, us included.

  1. Will they show you what came out of the tank?

They should. The first bucket off the drain valve shows what’s been settling, sandy grit, flakes of scale or rust, and it says a lot about how the tank is holding up. After a spring of hydrant flushing, ask to see it.

  2. Do they check the anode rod and test the relief valve?

The anode is the part that corrodes so the tank doesn’t, and the relief valve is the tank’s safety valve. A flush that skips both is just draining water.

  3. On a tankless, do they pump descaler through it?

A real descale isolates the heater at its service valves and pumps solution through the heat exchanger, then rinses it and cleans the inlet screen.

What our customers say.

★★★★★
Jim was very professional, knowledgeable and polite plumber. He installed a water heater for us. After the installation he educated us on the maintenance and the new set up. I strongly recommend Jim/SwiftPro. Plus SwiftPro price was very reasonable/20% below other estimates.

Questions

Water heater flush questions from Arlington.

Is Arlington’s water hard?

Yes, by the usual scale: 142 milligrams per liter on the County’s 2025 average, about 8.3 grains per gallon, and the Aqueduct’s monthly numbers climb toward the end of the year. Plan on a yearly flush for a tank, and a yearly descale for a tankless with no softener ahead of it.

My water bill says Willston. Is my water different?

Same river, different route. Arlington buys the Willston Pressure Zone’s water from Fairfax Water, which gets it from the Washington Aqueduct, and the zone has its own water quality reports. The flush schedule doesn’t change: once a year for a tank.

How much does a water heater flush cost in Arlington?

$99 right now for a tank, normally $199, with a whole-home plumbing check. A tankless descale is $300 right now, regularly $350. Comfort+ membership, $199 a year, includes the flush every year.
