Vienna’s Town water is a blend from two suppliers, and it runs 5 to 10 grains.
Inside the town, and on some streets outside it, the water comes from the Town of Vienna, which doesn’t treat its own. In 2024 it bought it from Fairfax Water’s Corbalis and Griffith plants and the Washington Aqueduct’s McMillan and Dalecarlia plants, and the Town’s 2025 report calls it moderately hard to hard: 5 to 10 grains per gallon, or 80 to 170 milligrams per liter. That’s past the 4 grain mark where Navien wants a tankless descaled every year when no softener is doing the work.
Where your bill comes from Fairfax Water instead, its 2025 figures ran 3 to 10.8 grains per gallon across its two plants. The advice doesn’t change across the town line: flush a tank every year, and descale a tankless on the same calendar.
Once a year the Town switches its disinfectant from chloramine to chlorine for a short stretch and flushes its fire hydrants while it does, more than 800 of them across its service area. Running the mains hard stirs up what has settled in them, and some of that can end up on the bottom of a tank. If your water ran cloudy or tinted that week, mention it when you book.
Where the heater sits depends on the house. In the town’s older homes, about two thirds of them built before 1980, it’s usually a gas tank in the basement beside the furnace, near a floor drain, and long past the house’s first one. In the houses built since 2000 it may be in a closet off an upstairs laundry, which means flushing into a bucket or the washer’s standpipe and checking the pan underneath.

Why people in Vienna book a flush.
It pops or rumbles
That’s water boiling under a layer of sediment on the bottom of the tank. A flush clears it out.
Nobody knows when it was last done
Which is most houses. The drain valve at the bottom of the tank has usually never been opened.
The tankless throws a code
E016 or E030 on a Navien, LC on a Rinnai. Scale in the heat exchanger is the usual reason, and a descale is the fix.
How to pick who flushes your water heater in Vienna.
Questions worth asking anybody you call, us included.
Is the Town’s water the same as Fairfax Water’s?
Partly the same source, a different system. The Town buys from Fairfax Water and the Washington Aqueduct, sends it through its own mains, and publishes its own hardness figure, 5 to 10 grains per gallon. Inside the town, that’s the number we plan a flush around.
Do they check the anode rod and test the relief valve?
The anode is the part that corrodes so the tank doesn’t, and the relief valve is the tank’s safety valve. A flush that skips both is just draining water.
On a tankless, do they pump descaler through it?
A real descale isolates the heater at its service valves and pumps solution through the heat exchanger, then rinses it and cleans the inlet screen.

Water heater flush questions from Vienna.
Is Vienna’s water hard?
Moderately hard to hard. The Town of Vienna’s 2025 report gives 5 to 10 grains per gallon, and Fairfax Water’s 2025 figures for the rest ran 3 to 10.8 grains per gallon. Either one is enough for a yearly tank flush, and a yearly descale on a tankless without a softener.
Should I flush the water heater in a new Vienna house?
Yes, starting in the first year. A tank in a 2015 house has been collecting sediment from 5 to 10 grain water since the day it was filled, and the early flushes are the easy ones. It’s also the visit where the anode rod gets its first look.
How much does a water heater flush cost in Vienna?
$99 right now for a tank, normally $199, with a whole-home plumbing check. A tankless descale is $300 right now, regularly $350. Comfort+ membership, $199 a year, includes the flush every year.
