Book a flush or a descale
Wells from 50 to 705 feet deep, and what that water leaves in a tank.
A flush page usually starts with the water company’s hardness figure. Across most of Broad Run there’s no water company to quote. Fauquier County plans public water only for its service districts, which leave Broad Run out, and on the Prince William side the County’s own map puts no Broad Run house near a Prince William Water main. What the county does have is Virginia Cooperative Extension’s well clinics: from 2012 to 2017 it tested 97 Fauquier samples from wells 50 to 705 feet deep, nearly all of them drilled.
The figure that matters most for a water heater is pH. Close to half the samples, 46 percent, came in below 6.5, and Extension’s report says water that acidic can pull metal out of copper pipe and brass fittings. Inside a tank, the anode rod takes that wear so the steel doesn’t, and on corrosive water it gets used up sooner. So on a Broad Run well, the anode check that comes with the flush is worth as much as the draining.
The other thing well water brings is grit. The geologic map puts phyllite and metasiltstone under the hamlet, and a drilled well draws through rock, so fine particles ride along. A sediment filter was the most common treatment Extension found on Fauquier wells, with manganese and iron on its list of frequent problems. Whatever gets past a filter, or comes up in a house without one, settles where the tank’s water sits still and heats.
A few homes at the ZIP’s southern edge near Lee Highway sit inside FCWSA’s New Baltimore service district. If your bill comes from FCWSA, your water is public and the Authority flushes its mains on a posted schedule; the rest of New Baltimore’s 2026 rounds fall in early November and the week before Christmas. Book the tank flush after one of those, so the heater fills with water that’s already cleared.

- On the Fauquier County side, about 5 in 10 homes were built before 1980, so the water heater has been replaced at least once. The label says how old this one is, and we’ll tell you what that means.

Why people in Broad Run book a flush.
The hot water smells, the cold doesn’t
On a well, a sulfur smell from the hot tap alone usually comes from a reaction at the anode rod, not from the well. A flush clears the tank, and if the smell comes back, a different kind of anode often settles it. Smell on both taps is a question for a well contractor.
It pops or rumbles
That’s water boiling under a layer of sediment on the bottom of the tank. A flush clears it out.
Nobody knows when it was last done
Which is most houses. The drain valve at the bottom of the tank has usually never been opened.
How to pick who flushes your water heater in Broad Run.
Questions worth asking anybody you call, us included.
Do they ask what treatment sits ahead of the heater?
A softener, an acid neutralizer and a sediment filter each change what reaches the tank, and softened water wears an anode faster. Ask whether the tech looks at the equipment by the pressure tank before deciding how often you need a flush.
Do they check the anode rod and test the relief valve?
The anode is the part that corrodes so the tank doesn’t, and the relief valve is the tank’s safety valve. A flush that skips both is just draining water.
On a tankless, do they pump descaler through it?
A real descale isolates the heater at its service valves and pumps solution through the heat exchanger, then rinses it and cleans the inlet screen.

Water heater flush questions from Broad Run.
How often should a water heater on a Broad Run well be flushed?
Once a year is a sound default, since there’s no published hardness number for a private well. Sooner if a sediment filter cartridge browns quickly, if the tank starts popping, or if your well has had a pump or a tank replaced, which stirs up grit for a while afterward.
Do you work on the well or the pressure tank?
No, those are a well contractor’s. The flush and the plumbing check cover the water heater and the house’s own lines, and we’ll tell you what we notice on the way, like a pressure gauge that swings wide or a filter housing that weeps.
How much does a water heater flush cost in Broad Run?
$99 right now for a tank, normally $199, with a whole-home plumbing check. A tankless descale is $300 right now, regularly $350. Comfort+ membership, $199 a year, includes the flush every year.
