What’s different in Broad Run

Broad Run has some of the oldest houses in this corner of Fauquier, and the pumps show it.

More than half the owner homes in Broad Run’s ZIP, 20137, were built before 1980, and the typical one dates to 1979. That’s several years older than Marshall or Midland and nearly two decades older than Bealeton. Electric heat, heat pumps among it, warms a little over half of the owner homes, and every one of them is detached. There are no townhouse rows or condo pads here, just a house, a yard and an outdoor unit.

An old house usually carries a pump that’s been replaced once, maybe twice. If yours went in before about 2010, it probably runs R-22, the old refrigerant, and the EPA stopped its production and import in 2020. A small leak can sometimes be fixed. A big one on an old R-22 pump is the moment to talk about replacing it instead of feeding it, and we’ll say so when we see it.

The other thing old houses have is old ducts. After forty years a run can sag, tear at a joint or come loose in the attic, and the pump looks guilty when it isn’t. Half the house comes out cool, the outdoor unit runs all afternoon and the strips kick in to make up the difference. Before we blame the equipment we check the air at the vents room by room, because you shouldn’t pay for a repair the ductwork will cancel out.

Broad Run also splits across a county line: about one home in six with Broad Run mail is on the Prince William County side. The repair is the same on either side, so we don’t need to know which side you’re on before we come out. We do need to know the pump’s age. The label on the outdoor unit gives it, along with the refrigerant, and a quick phone photo of it helps before the visit.

The Fauquier County side

ZIP 20137 as a whole: every Broad Run address. About one home in six of them is on the Prince William County side.

  • Median home built1979 Census
  • Built before 1980about 5 in 10 Census
  • Built since 2000about 2 in 10 Census
  • Most homes aresingle-family houses, nearly all Census
  • Heated withelectricity, about 5 in 10 Census
  • Rentedhardly any Census
  • A lot of homes here heat with electricity, most of them heat pumps, so a failing outdoor unit shows up on the power bill before it shows up as a cold house.
  • Older houses here often got a heat pump added later, sometimes beside the original furnace, so the first question is what’s actually heating the house.

What you’d notice

What a heat pump in trouble in Broad Run usually does.

It runs all day and the house is never quite warm

In a house this age, a pump that runs without ever catching up usually has a duct problem, a low refrigerant charge or a worn blower. The three look alike from the couch and cost very differently to fix, which is why we measure before we quote.

Aux or emergency heat that never goes off

When the outdoor unit stops pulling its weight, the electric strips in the air handler carry the house. The house stays warm, and the bill tells you a few weeks later. A stuck contactor is a common reason, and one of the cheapest fixes on our list.

The outdoor unit is a block of ice

A little frost on a cold morning is normal, and the unit melts it off every so often by running backwards for a few minutes. Ice that builds for hours and covers the whole coil usually means the defrost board, a sensor, or low refrigerant.

Choosing who fixes it

How to pick a heat pump repair company in Broad Run.

Questions worth asking anybody who comes out, us included.

  1. Will you check my ductwork or only the equipment?

In a house built around 1979, ask for both. A tech who tests only the outdoor unit can pass a system that is losing heat in the attic.

  2. Is the company licensed in Virginia?

Anyone can check on the state’s license lookup. Ours is Virginia Class A contractor license, on every van.

  3. Do they price the repair before they start?

Every heat pump repair on our list has a range, and you hear where yours lands before a part goes in. If someone can’t give you a number until it’s done, keep looking.

  4. Will they tell you when it’s not worth fixing?

An older heat pump with a refrigerant leak is often a bad repair. A good tech says so, with the repair price and the replacement price side by side.

Swiftpro did a great job fixing my heat pump to get my AC working again. They’re easy to work with and explained everything so that I was able to comprehend the issue well. They beat out other local competitors in price for the same service by 40%.

Questions

Heat pump questions from Broad Run.

My pump is from the 1990s. Is it worth a repair?

For a part like a capacitor at $240 to $370 or a contactor at $290 to $425, very often yes. If the tech finds a compressor or a major leak on an R-22 unit, we lay the repair next to the replacement so you can decide with both numbers in front of you.

What does the diagnostic visit cover?

The visit is $99. We test the outdoor unit, the indoor air handler, the thermostat and the supply air, and you get the findings and the price of the repair in writing before any work starts.

Why does my heat pump in Broad Run steam and go quiet in the cold?

That’s defrost. The unit stops the outdoor fan, runs backwards for a few minutes to melt frost off the coil, and you see steam rising. It’s normal. Ice that stays is not.

How much does heat pump repair cost in Broad Run?

The diagnostic visit is $99. From our price book, a capacitor is $240 to $370, a contactor $290 to $425, and a defrost board $450 to $1,150. You get the number before we start.
