What’s different in The Plains

In The Plains, the heat pump was bolted onto a house that was built for a woodstove.

The whole Town of The Plains sits inside its Historic District, and the National Register nomination dates nearly half the buildings to 1900 through 1930. Nobody built those houses for a heat pump. Someone added one later, and it shows. The indoor unit went wherever there was a closet, an attic or a cellar corner, and the line set runs up an outside wall or through a porch ceiling.

Across ZIP 20198, the Town included, the Census puts electric heat, heat pumps among it, in about six owner homes in ten. Three in ten homes predate 1960, and a third of households rent, so the person calling us is sometimes a landlord with a tenant freezing in a century-old house. In those homes the fix is rarely the outdoor unit. It’s the long run of refrigerant line, the old wiring feeding the breaker and the awkward air handler.

The Town’s rules matter for how we repair. Improvements in the Historic District need the Architectural Review Board’s approval, so moving or screening an outdoor unit is a conversation with the Town Clerk first. A like-for-like repair of the unit already there is a different thing, and we’ll keep the work to what’s already in place unless you want to change it.

Wind and trees hit this part of Fauquier. NOAA’s log has dozens of trees and wires down along Halfway Road and The Plains Road in August 2023. A pump that doesn’t restart after a power outage is a common call out here. Try the thermostat and the breaker once, then call us. Repeated resets can cook a capacitor that was already weak.

By the numbers

The Plains houses, by the numbers

From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.

The Fauquier County side

ZIP 20198 as a whole, the Town included: its own homes are too few for steady Census figures.

  • Median home built1983 Census
  • Built before 1980about 5 in 10 Census
  • Built since 2000about 3 in 10 Census
  • Most homes aresingle-family houses, about 9 in 10 Census
  • Heated withelectricity, about 6 in 10 Census
  • Rentedabout 3 in 10 Census
  • A lot of homes here heat with electricity, most of them heat pumps, so a failing outdoor unit shows up on the power bill before it shows up as a cold house.

What you’d notice

What a heat pump in trouble in The Plains usually does.

It heats one floor and barely touches the other

In a house with an addition, one pump often serves rooms that were never part of the original ductwork. If the upstairs is cool while the downstairs is fine, we look at the air handler, the damper and the airflow before blaming the outdoor unit.

Aux or emergency heat that never goes off

When the outdoor unit stops pulling its weight, the electric strips in the air handler carry the house. The house stays warm, and the bill tells you a few weeks later. A stuck contactor is a common reason, and one of the cheapest fixes on our list.

The outdoor unit is a block of ice

A little frost on a cold morning is normal, and the unit melts it off every so often by running backwards for a few minutes. Ice that builds for hours and covers the whole coil usually means the defrost board, a sensor, or low refrigerant.

Choosing who fixes it

How to pick a heat pump repair company in The Plains.

Questions worth asking anybody who comes out, us included.

  1. Do you know the Historic District’s rules about outdoor equipment?

Ask before the tech touches the outside. A good one will tell you what’s a repair and what needs the Town’s sign-off, and won’t move the unit without it.

  2. Is the company licensed in Virginia?

Anyone can check on the state’s license lookup. Ours is Virginia Class A contractor license, on every van.

  3. Do they price the repair before they start?

Every heat pump repair on our list has a range, and you hear where yours lands before a part goes in. If someone can’t give you a number until it’s done, keep looking.

  4. Will they tell you when it’s not worth fixing?

An older heat pump with a refrigerant leak is often a bad repair. A good tech says so, with the repair price and the replacement price side by side.

Excellent work done honestly and efficiently. Efrain the technician was great. Was able to diagnose the problem quickly and get my older Amana gas furnace system working again.

Questions

Heat pump questions from The Plains.

I rent a house in The Plains and the heat pump quit. Who do I call?

Your landlord first, since the equipment is theirs. If they ask us, we can quote the repair and give them the findings in writing so a decision doesn’t wait on a phone call.

Is a capacitor really the first thing to check?

Often, yes. A capacitor is $240 to $370 and a contactor is $290 to $425, and on a pump that hums but won’t start they’re the likeliest culprits. The diagnostic, $99, tells you which one before any part is replaced.

Why does my heat pump in The Plains steam and go quiet in the cold?

That’s defrost. The unit stops the outdoor fan, runs backwards for a few minutes to melt frost off the coil, and you see steam rising. It’s normal. Ice that stays is not.

How much does heat pump repair cost in The Plains?

The diagnostic visit is $99. From our price book, a capacitor is $240 to $370, a contactor $290 to $425, and a defrost board $450 to $1,150. You get the number before we start.
