What’s different in The Plains

A summer in The Plains: 90 degree afternoons, then the storms that take trees down.

NOAA’s 1991 to 2020 normals for the Warrenton 3 SE station, the nearest long temperature record, about 12 miles south, put the average July high near 85 and count about 21 days a year at 90 or hotter. In July 2019 the heat index across Northern Fauquier passed 110. Those are the afternoons a weak capacitor or a dusty coil finally quits; a spring tune-up finds either one in April.

Across 20198 about six owner homes in ten heat with electricity, usually a heat pump, so the unit facing July already got the house through roughly 98 freezing nights. About one in five heat with propane, and there the cooling is its own outdoor unit sharing the furnace’s blower. Same $69 a system either way.

Then come the storms. NOAA’s storm records list numerous trees down in The Plains on July 12, 2022, Bunker Hill Road among them; dozens of trees and wires down along Halfway Road and The Plains Road in 65 knot gusts on August 7, 2023; more on that road on August 3, 2024; and trees down south of town by Old Tavern Road on July 16, 2025. Four summers running. A big tree near the house puts the outdoor unit within reach of a limb.

After a storm, walk out before you count on it. Look for limbs on the cabinet, flattened fins, the unit shoved off level on its pad, and the disconnect box beside it. If the power went out, give the system a few minutes once it’s back; if it won’t start, reset its breaker once and leave it. FEMA maps a flood zone a few hundred yards from the center of town, and a 2017 flash flood closed Old Tavern Road half a mile out: if water reached the unit, keep it off. Then call us after a storm and we’ll check it all.

It hums but won’t start after the power comes back

Storm power that flickers on and off is hard on an outdoor unit’s capacitor and contactor. If the fan won’t spin or the unit hums without starting, switch the cooling off at the thermostat and call. Left trying, it can take the compressor with it.

A heat pump works both seasons

It cools all summer and heats all winter, so it piles up more hours in a year than an air conditioner that sits idle from October to May.

    Ask for the findings in writing, with a price on anything that needs fixing and an honest word on what can wait. A tune-up you never see written down is one you take on faith.

  4. Do they find the leak before they sell refrigerant?

    An air conditioner doesn’t use up refrigerant. Low means it’s leaking somewhere, and a company that tops it up every spring is selling you the same refrigerant twice.

A branch hit my outdoor unit. Is that a tune-up?

If it still runs, yes: the tune-up looks over the whole system, cabinet and coil included, and anything bent gets a written price first. If it won’t run at all, say so when you call; that’s a repair visit.

Is April too early for an AC tune-up out here?

No. The Warrenton station’s normals put the last spring freeze around April 9, so by late April a heat pump is mostly done heating and the cooling side can run for real, with May and June left to fix what turns up.
