Haymarket air conditioners: hedged in by the Town’s rules, or still the builder’s own.
Inside the town limits an air conditioner isn’t supposed to be on display. The Town’s historic district guidelines want outdoor heating and AC units screened from public view, and where planting does the screening it has to work all year. That means evergreens, and evergreens keep growing. A condenser pulls air in through the coil on its sides and pushes it out the top, so a hedge grown to within a few inches leaves it breathing its own hot air. The tune-up cleans that coil, and the tech tells you if the screen needs cutting back.
The houses behind those screens date mostly from the 1980s and 90s, around a 1995 median, and close to four owners in ten heat with electricity. In a house that age that usually means a heat pump, so the unit you call the air conditioner has been heating since November. In the Town’s townhouses, about a third of its homes, the indoor half often sits in a hall closet or the attic, with a drain line nobody thinks about until a ceiling stain shows up.
Outside the town, close to half of all Haymarket homes were built from 2000 to 2009 and three in ten more since 2010. A big two-story house from the first wave in Dominion Valley or Piedmont often runs a second system for the bedrooms, its air handler up in the attic, the hottest room in the house all summer. Each system is its own tune-up at $69, and the attic one is the one that gets skipped.
Bull Run Mountain Estates is older and all single-family, with a 1978 median owner home. Where a propane furnace heats one of those houses, about one in eight up there, the cooling coil sits on top of it and shares its blower and filter, so the tune-up starts indoors before it goes out to the condenser.

Census figures for the owner-occupied homes in each place, and what that usually means for the system we’d be tuning up.

|---|---|---|---|---|
| Bull Run Mountain Estates | 1978 | single-family houses, nearly all | electricity, about 4 in 10 | Little natural gas: mostly heat pumps, some air conditioners beside a propane furnace. |
| Haymarket | 1995 | single-family houses, about 6 in 10 | gas, about 6 in 10 | 1980s and 90s houses, most on their second or third air conditioner. |

When an AC tune-up is worth booking in Haymarket.
The hedge has grown into the condenser
When branches touch the coil, the unit moves less air and runs hotter on the worst afternoons. Book the tune-up in spring and get the trimmers out the same weekend.
It’s still the original system
A house from the 2000s often runs its first air conditioner, now 15 to 25 years old. A yearly look tells you how much life it has left before a hot week does.
The condenser sits in a row out back
Townhouse condensers sit side by side behind the units, where leaves and grass clippings pack the coil a little more every season.
How to pick the best AC tune-up company in Haymarket.
Questions to ask anybody who books you, us included.
Do they ask whether it’s a heat pump before they come?
A heat pump has a reversing valve and a defrost control a plain air conditioner doesn’t, and the tech should know which one is out back before opening the panel.
What does the price cover, and is it per system?
Ask what gets cleaned and what gets checked, and whether a second system costs extra. A number with no list behind it is hard to hold anybody to.
Do they write down what they found?
Ask for the findings in writing, with a price on anything that needs fixing and an honest word on what can wait. A tune-up you never see written down is one you take on faith.
Do they find the leak before they sell refrigerant?
An air conditioner doesn’t use up refrigerant. Low means it’s leaking somewhere, and a company that tops it up every spring is selling you the same refrigerant twice.
What our customers say.
Elvis Diaz did an excellent job cleaning our condo’s HVAC system. He was very knowledgeable about maintaining the unit and the price was very reasonable.

AC tune-up questions from Haymarket.
Can I cut back the screening around my condenser inside the Town?
Keeping it trimmed is ordinary yard upkeep, as long as it still hides the unit, which is what the Town’s guidelines ask. The installation manual gives the clearance the maker wants. Moving the unit somewhere the street can see is different: that goes to the Architectural Review Board first.
Our Haymarket house was built in 2015. Does its AC need a tune-up?
Yes. Dust packs a coil at any age, and a drain line can clog in its first summer. On a newer system the readings get written down while it’s healthy, so a change later has something to be measured against.
How much is an AC tune-up in Haymarket?
$69 per system, regularly $99, the same for a central air conditioner, a heat pump or a ductless mini split. A house with two systems books two. If the tune-up turns up a repair, you get its price in writing before any work, and you decide.
How often should an AC get a tune-up?
Once a year, in the spring, before the first heat wave. The heating side gets its own visit in the fall. The filter needs attention more often, every one to three months, and it’s the cheapest thing on the list.
