What it costs

What a new AC costs in Haymarket.

The same price book our estimator runs on, for a central air conditioner on its own, keeping the furnace you have. A single-stage unit on a small house sits near the bottom; a variable-speed one on a big house, near the top.

What’s different in Haymarket

A 1995 town inside a 2006 ZIP: two different Haymarket AC jobs.

Most Haymarket mail is county-side subdivision built in one rush: of 9,509 homes in 20169, 48 percent went up from 2000 through 2009, and the median owner home dates to 2006. Gas heats 64 percent of owner homes, so a Dominion Valley or Piedmont house usually cools with a condenser out back feeding a coil on a gas furnace. EPA rules allowed R-22 only in equipment made before January 1, 2010, so an early builder unit may hold it.

The Town runs about a decade older. Inside the limits the median owner home is from 1995 and most homes date from the 1980s and 90s, so a typical house is on its second air conditioner, possibly one charged with R-22. Columbia Gas supplies the gas houses in town, about six in ten owners, and those are the AC-only jobs; the electric ones mostly run heat pumps, a separate replacement.

The town limits add two steps. The Town Council put all of Haymarket under historic district zoning in 1994, and its design guidelines want outdoor heating and air conditioning units screened from public view by a wall, a fence, planting or a mix. Keeping the new condenser behind the screen the old one had keeps that simple. A new spot the street can see goes to the Architectural Review Board for a Certificate of Appropriateness, and where a County permit is needed, the Town’s Zoning Approval comes first.

Dominion Valley and Piedmont’s bigger 2000s houses often add a bedroom-floor system with a condenser of its own. The two usually went in together, but one may have been replaced since, so each gets read and quoted on its own. Where there’s an association, the county itself tells owners to check their covenants before changing a house’s exterior, and a new condenser on the old pad changes the least.

  • Townhouse condensers sit in tight side yards and on decks, so the new one has to fit the same pad and the same clearances.
  • Most heat here is gas, so the usual job is a new AC on the furnace you have, and the real choice is how efficient it should be.

When it’s time

When a new air conditioner makes sense in Haymarket.

A pre-2010 sticker and a leak

Read the sticker on the outdoor unit. If it was made before January 1, 2010 and says R-22, each recharge is reclaimed refrigerant going into a unit near twenty. That’s the time to price a new AC for the gas furnace, before a July afternoon makes the call.

It still runs on R-22

An air conditioner put in before 2010 most likely holds R-22, which hasn’t been made since 2020. A leak on one of those usually ends the repair road.

It’s still the builder’s AC

A house from the 2000s often cools with the condenser it was built with. Past fifteen years, compressors and fan motors start to go, one after another.

Permits, locally

Who signs off on a new air conditioner in Haymarket.

Town of Haymarket

The Town’s design guidelines ask that outdoor meters and mechanical, heating and air conditioning units be screened from public view by walls, fences, planting or a mix, and that roof-mounted equipment be screened on all sides. Source.

Prince William County

Prince William County lists any work that alters a home’s heating and air conditioning as permit work, but swapping an electric furnace, heat pump or air conditioning condensing unit for the same type of unit in the same spot is an ordinary repair that needs no permit. Source.

Choosing who installs it

How to pick the best AC replacement company in Haymarket.

Questions to ask anybody who quotes you, us included.

  1. Will they fit the new unit inside your existing screen?

Inside the town limits, the fence or planting around the old condenser is there for the Town’s screening rule. A new unit can be a different size, so ask them to measure the screened space before ordering, and to say plainly if the new one won’t fit.

  2. Did they size it to your house?

Ask how they picked the size. Copying the old nameplate repeats whatever was guessed when the house was built.

  3. Is the coil inside part of the price?

The outdoor unit and the coil on the furnace are rated as a pair. Ask whether the quote replaces both, and what happens to the line set.

  4. Will they tell you if it’s worth fixing?

A good company puts the repair price next to the replacement range and lets you choose. Already holding somebody’s big number? Take the free second opinion first.

Questions

AC replacement questions from Haymarket.

Can a heat pump take my AC’s place inside the Town?

Yes, and as dual fuel with your gas furnace it runs $8,499 to $21,650 installed. In town the gas company is Columbia Gas, so the Washington Gas dual fuel rebate isn’t open to you, and Columbia Gas’s rebate list has no heat pump. On the county side, check your gas bill first.

Where does the paperwork for a new AC go inside the Town?

Prince William County, since the Town handed over its building department on January 15, 2018, and a like-for-like condenser trade sits on the county’s no-permit list. The Town keeps the look: a unit moved where the street can see it, or a change to its screen, goes to the Architectural Review Board.

How much does a new AC cost in Haymarket?

$5,942 to $14,450 installed for a central air conditioner on its own, keeping the furnace you have; size and efficiency set where yours lands. An AC and furnace together run $8,898 to $23,000. The HVAC replacement cost estimator gives your house its own number.

Should I put in a heat pump instead?

It’s worth pricing. A heat pump cools exactly like an AC and also heats on mild days, so with your gas furnace it becomes dual fuel. A heat pump system runs $8,499 to $21,650 installed, and we’ll price it both ways.
