Where you land in the range is mostly the gas line. A tankless burner fires far harder than a tank’s, so an older line sized for a tank often has to be upsized from the meter. We look before we quote, so that’s in the number, not a surprise.

A tankless unit’s heat exchanger scales up in hard water, so it wants a descale every year: $300 right now, regularly $350. We’ll show you the inlet screen and what came off it.

What’s different in Haymarket

Haymarket is where a tankless depends on whether the house is on gas at all.

Inside the Town of Haymarket, gas heats about six in ten owner homes and electricity heats about a third. Across 20169 the split is gas for 64 percent and propane for about 7. So the first question for a Haymarket tankless is the one we do not need to ask in Bristow: what fuels the house? A gas or propane house can take a gas tankless. An all electric house usually stays with a tank, because a whole-house electric unit draws more amperage than most panels have to spare.

The Town’s own utility list names Columbia Gas of Virginia as its gas company. A tankless pulls far more gas at full fire than a tank, so the Town’s 1980s and 90s houses, whose lines were sized for the furnace and the tank, are the ones we trace back to the meter before promising anything.

For propane houses, the tank in the yard and its regulator matter. A tankless can run on propane, but the unit has to be set up for it, and the line from the yard tank has to carry what the burner asks for. We look at both before we say yes.

Because the whole town is a historic district, a new vent through a wall that faces the street is something to raise with the Town’s review board early. A back or side wall is the usual answer.

  • Most homes here heat with gas, so the meter and the main line are already there. The question is whether the branch to the water heater is big enough.
  • In houses from the 80s and 90s the water heater usually sits in the basement near an outside wall, which keeps the PVC vent run short.

Is it worth it

When going tankless makes sense in Haymarket.

A 1995 house with a 1995 appetite

Haymarket’s typical Town house is from the mid 1990s, with a primary tub and two or three more baths, and a family has grown into it. A tank that has been replaced once already is now on its second run, and that is a natural time to decide.

The builder tank is near the end

If the original tank is past ten years, the choice is coming either way. Pricing tankless now, while you still have hot water, beats deciding the morning it leaks.

The hot water runs out every morning

When two showers and the dishwasher empty the tank before everyone’s done, a tankless heats as you use it. It won’t run dry, but it has a flow limit, so it’s sized to how many taps run at once.

Choosing who installs it

How to pick the best tankless installer in Haymarket.

Questions to ask anybody who quotes you a tankless, us included.

  1. What does the house burn, and did they check it before quoting?

Haymarket has gas, propane and all electric houses within a mile of each other. An installer who asks what fuels yours, and what your meter or tank looks like, will give you a number that does not change.

  2. Did they look at the gas line before the price?

A tankless burner can draw several times what a tank does. A quote written without checking the line from the meter is a quote that grows on install day.

  3. Do they size it to your flow, not the house’s square feet?

What matters is how many showers and faucets run at the same time, and how cold the water comes in during winter. Ask what flow rate they sized it for and why.

Questions

Tankless questions from Haymarket.

Can a propane house in Haymarket go tankless?

Yes, as an option, if the unit is set for propane and the yard tank and line can feed it. Not every propane house is a good candidate, and we will tell you if a tank is the better call.

Does the Town’s historic district stop a tankless install?

No. It means the vent location gets thought through first, because a new wall opening that faces the street is the one the Town’s board looks at. We choose the wall with that in mind.

How much is a tankless water heater in Haymarket?

Installed, $8,886 to $10,486, with the gas line work, the venting, the condensate drain and the permit in that number. A gas tank on the flue you have is $3,238 to $5,485, so the gap is what you pay for the floor space and the hot water that keeps up.

Will a tankless keep up with my whole house?

It never empties, because there’s no tank to empty. It does have a limit on how much hot water it makes per minute, and in January, when the water comes in cold, that limit drops. Sized to the number of showers you run at once, a family doesn’t notice.
