The village is small enough to count house by house. The 2021 National Register update for the Upperville Historic District lists 136 main buildings, 103 of them homes, and dates 40 to before 1861 and 42, the biggest group, to 1946 through 1991.
On Route 50, the John S. Mosby Highway, the oldest and largest houses stand close to the road, on the lots Joseph Carr laid out in 1797. Caldwell Carr’s house at 9143, built about 1810, was the village’s first in brick; Fauquier County’s plan names the Joseph Carr House among several early ones built of stone, and at least four houses are said to have log rooms at their core. Nobody built those for central heat, so whatever ductwork they have went in long afterward, through closets, attics and crawlspaces.
Parker and Patrick Streets hold most of the newer houses, on smaller lots: ranch houses, split-levels and a few plain postwar cottages, and Parker Street had reached its full length by 1966. A ranch that age has usually had its heat and its water heater replaced more than once, and supply pipe put in before the 1960s may still be galvanized steel.
The water and the drains are the house’s own. Fauquier County keeps public water and sewer to its service districts, and Upperville is one of the County’s villages, not a service district. The water comes up from a well, and the drains go out to a septic system.

Heating
Tell us what heats the house when you call. Heat pumps and propane furnaces we repair and replace, and when a propane furnace won’t fire, an empty tank is one of the first things we rule out. Oil burners we don’t touch, but moving a house off oil is ours to price.
Cooling
A house built before central heat has no room saved for ducts, and a ductless mini-split, a small head in each room fed by a line through the wall, is often the clean way to cool it. The ranch houses on the side streets usually have ducts already, so a ducted heat pump or central air goes back in.
Plumbing
Everything between the pressure tank and the septic tank is our plumbers’ work: supply lines, fixtures, the water heater and the drain line out to the tank. The well, its pump and the septic system go to those trades, and we’ll tell you plainly when the problem is on their side.

Your water
The water is your own well’s. When Virginia Cooperative Extension tested Fauquier wells from 2012 to 2017, 46 percent of the samples came in under pH 6.5, water acidic enough to leach copper from pipe and brass fittings once it’s inside the house, and a sediment filter was the treatment people had most often. Testing your own well is how you find out whether yours is one of them.
Your permit office
In the village, Fauquier County’s Department of Community Development in Warrenton issues the trade permits, over the counter the day you apply. Anything that burns propane takes one even swapped like for like, while an electric water heater replaced in the same spot with a similar one counts as an ordinary repair. North of the county line Loudoun County issues the permit, and since October 2025 a propane replacement that keeps its BTUs and its spot has needed no plans.

Your septic
Drainfield room is tight here. The County’s plan for the village says the upland ground can be shallow to bedrock, and the low ground along the branches of Panther Skin Creek floods or stays wet too long to take a drainfield at all. The health department that permitted your system, Fauquier’s or Loudoun’s, has its records; Loudoun puts its scanned ones online.

Is my Upperville address in Fauquier County or Loudoun County?
The village itself is all Fauquier; the Census Bureau’s Upperville place sits wholly inside the county. The 20184 ZIP is another matter: by the Census Bureau’s 2020 relationship file, about 56 percent of its land is in Loudoun County, north of the village. Your real estate tax bill names the county, and that county’s offices issue your permits and hold your well and septic records.
Is there public water or sewer anywhere in Upperville?
No. Fauquier County’s comprehensive plan reserves public water and sewer for its designated service districts, and Upperville is listed with the County’s villages instead. So the house runs on a well and a septic system, and SwiftPro’s plumbers handle everything in between, from the pressure tank to the drain line out to the tank.
Can you put central air in a house from the early 1800s?
Usually, though not always with ducts. In a stone or brick house with thick walls and finished plaster, a ductless mini-split often goes in with a single small hole per room, and the outdoor unit sits out of sight. Where there’s a usable attic or crawlspace, a ducted system can work. We’ll look at the house before we give you a number.
Do I need a permit to replace a propane water heater in Upperville?
Yes, on either side of the county line. In the village, Fauquier County wants a trade permit for any fuel-fired appliance and hands it out the day you apply.
