We can’t quote Census numbers for Casanova: the Census Bureau draws no ZIP area for 20139 and no Census place for the village. What follows comes from Fauquier County’s village plan and the village’s listing on the National Register of Historic Places.
The village grew up in the 1850s where Rogues Road met the Warrenton Branch Railroad, three miles up the spur from the main line at Calverton. It was Three Mile Station, then Melrose Station, before it took the Casanova name late in the century. Its historic houses were built between about 1880 and 1910, most of them two-story frame I-houses, many on stone foundations, with brick chimneys and a wing or ell at the back. The County’s plan counts 53 addresses in the village.
The pipes and the heat came afterward. Houses like these were heated by stoves and fireplaces when they went up, so the plumbing, the furnace and any ductwork were fitted in decades later, wherever there was room. The National Register survey found one village house with a bathroom built onto its side. When a pipe leaks or a room stays cold in a house like that, we start by tracing the route a past owner chose.
Around the village lie farms and the estates it grew up among, Melrose Castle and Weston among them, and houses of every age since. Without Census figures we can’t say how they heat, so tell us when you call: heat pumps and propane furnaces we repair and replace, oil burners we don’t.

Heating
Heat pumps and propane furnaces are ours to repair and replace; an oil burner goes to an oil heat company, though switching off oil is work we’ll price. A new propane furnace or water heater needs a flue sized for it, and an old masonry chimney often fails that test without a liner. A high-efficiency furnace sidesteps the question: it vents through plastic pipe out a side wall.
Cooling
A two-story frame house from 1900 seldom has a chase or an attic run waiting for ducts, and cutting them in means opening finished walls. A ductless mini-split needs only a small hole for its line set: an outdoor unit feeds a slim head in each room you want cooled, and it heats as well.
Plumbing
Casanova has no public water or sewer, so every house pumps its own well and drains to its own septic system. We stop where the house stops: the well and its pump go to a well driller, the tank and drainfield to a septic company. Supply lines, fixtures, water heaters, drains and the sewer line toward the tank are our side.

Your water
Fauquier County plans public water and sewer only for its eight service districts, and Casanova isn’t one. FCWSA’s facilities map shows nothing of its own here; its nearest tank is Catlett’s. So the water is your own well. In the Extension service’s Fauquier well clinics, wells ran from 50 to 705 feet deep, most of them drilled, and the County’s rural land plan notes that groundwater is more plentiful in the Culpeper Basin, the geology Casanova sits on.
Your permit office
With no town government, permits come from Fauquier County’s Department of Community Development, 16 Courthouse Square in Warrenton. A propane furnace or water heater takes a trade permit even when it replaces the same model, and the County issues those at the counter the day you apply. An electric unit traded for a similar one in the same spot counts as ordinary repair.

Your septic
Each house drains to its own septic system, permitted with the well by the Fauquier County Health Department, a state office on Hospital Drive in Warrenton. The County’s village plan says the soil around Casanova is shallow to bedrock in places, which limits drainfields and basements there, and that its clayey patches need bigger drainfields. When a drain backs up, our camera shows whether it’s the pipe or the tank.

Is any of Casanova on public water or sewer?
No. Fauquier County reserves public water and sewer for its eight service districts, Catlett, Midland, Opal, Bealeton, Remington, Warrenton, New Baltimore and Marshall, and Casanova sits in the rural land between them. Each house has a well and a septic system, both permitted by the Fauquier County Health Department. SwiftPro handles the plumbing inside; the well and the tank belong to their own trades.
Can my 1900 Casanova house get central air?
It can, but ducts are the hard part. An old two-story frame house rarely has a path for them without cutting into finished walls and ceilings. A ductless mini-split gets around that: one outdoor unit, a small head in each room, and a line set through a hole about the size of a fist. It heats in winter too, which takes load off whatever else heats the house.
Can a new furnace or water heater use my old brick chimney?
Sometimes, after a look. Chimneys in houses this old were built for wood stoves and fireplaces, and a modern gas or propane appliance needs a flue sized for it; an unlined or oversized masonry chimney often needs a liner first. A high-efficiency furnace avoids the chimney altogether, since it vents through plastic pipe out a side wall. That’s worth settling before anyone quotes the job.
What if the water heater fails before a permit can be pulled?
The replacement doesn’t have to wait. Virginia’s building code lets emergency work start first, provided the permit application reaches Fauquier County by the end of the next working day, and the County hands out trade permits at the counter. A propane tank always needs one; an electric tank of the same size in the same spot doesn’t. The water heater estimator prices the job with the permit in it.
