What’s different in Casanova

Air conditioning came late to the crossroads, and storms reach it first.

The nearest weather station with thirty years of normals is Warrenton 3 SE, roughly three miles west-northwest of the Casanova crossroads. From 1991 to 2020 it averaged a July high of 84.9 and 20.7 days a year that reach 90. The worst of it comes with the humidity. The Weather Service estimated heat indices over 115 across southern Fauquier on July 22, 2011, and over 110 on July 20 and 21, 2019. Afternoons like those are when a tired start capacitor gives out, or a condenser fan motor that’s been running hot finally stops, so the tune-up tests both while it’s still spring.

The village itself never planned on cooling. Its National Register nomination counts ten historic dwellings, put up between about 1880 and 1910, mostly frame houses on stone foundations under standing-seam metal roofs. Where an owner added air conditioning later, it’s usually an air handler tucked into the attic with short duct runs, or a ductless mini split with a head on the wall of each room. Either way there’s an indoor coil, a blower and a drain line, and a ductless mini split is the same $69 a system.

Out past the village, the houses are newer and the setups are simpler. The Census groups Casanova’s homes with Catlett’s ZIP, 20119, where the village’s map point falls, and there about half of owner homes heat with electricity. Out here that usually means a heat pump: one outdoor unit doing the cooling through the summer and the heating the rest of the year. Most of the others pair a propane furnace with a plain air conditioner, and the cooling half of that pair is what this visit covers.

Storms find the outdoor unit before they find anything else. On August 13, 2021, gusts estimated near 69 mph blew down numerous trees around where Casanova Road meets Meetze Road, about a mile west-northwest of the crossroads. On July 16, 2025, a flash flood sent at least a foot of water across Balls Mill Road near Moopack Lane. FEMA maps the crossroads itself as minimal flood hazard, but the ground along Turkey Run near the Meetze Road gauge is a mapped flood zone. After a storm, walk out to the unit before the cooling runs again: a limb on the grille, a dented cabinet, the pad knocked crooked, a muddy line up its side. If you see any of it, leave it off at the breaker and call us after the storm. We’ll check it all.

Casanova

Casanova’s own ZIP, 20139, is post office boxes only, so the Census Bureau maps no area for it. These are ZIP 20119 as a whole, the Catlett ZIP area Casanova sits in.

  • Built before 1980about 4 in 10 Census
  • Built since 2000about 2 in 10 Census

  • Electric heat here usually means a heat pump, so the outdoor unit runs in both seasons and its spring visit counts for the winter too.
What it costs

What an AC tune-up costs in Casanova.

One price per system, $69, regularly $99. We go through it before a Northern Virginia July finds the weak part for you. Anything it turns up is priced in writing before any work, and if it can wait, we say so.

  • AC tune-up, one system$69, regularly $99
  • Furnace tune-up, one system$69, regularly $99
  • Heat pump, boiler or ductless mini split tune-up, one system$69, regularly $99
  • Comfort+ membership, a cooling maintenance visit every spring included$199 a year

A house with two systems books two tune-ups, one for each, and a heat pump or a ductless mini split is the same $69 a system. The heating side, a furnace or a boiler, gets its own tune-up in the fall at the same price.

With Comfort+ membership at $199 a year, the cooling maintenance visit comes every spring, along with a heating maintenance visit, a water heater flush with a sewer camera inspection and a dryer vent cleaning.

When to book it

When an AC tune-up is worth booking in Casanova.

Leaves and twigs packed into the coil after a storm

A summer blow drives debris into the outdoor coil’s fins, and the fan can’t pull air through what’s packed in. Turn the cooling off, lift away what comes loose without raking the fins, and book the tune-up, which cleans the coil.

A heat pump works both seasons

It cools all summer and heats all winter, so it piles up more hours in a year than an air conditioner that sits idle from October to May.

Before the first hot week

A weak capacitor is a small fix on a mild day in April. Found by a July heat wave, it’s a house with no cooling.

Choosing who tunes it up

How to pick the best AC tune-up company in Casanova.

Questions to ask anybody who books you, us included.

  1. Will they open every ductless head, not just one?

In an old Casanova house cooled by a ductless mini split, each head on the wall has its own filter, coil, blower wheel and drain. Ask whether the tech opens and clears all of them, and puts what each one showed on the written findings.

  2. What does the price cover, and is it per system?

Ask what gets cleaned and what gets checked, and whether a second system costs extra. A number with no list behind it is hard to hold anybody to.

  3. Do they write down what they found?

Ask for the findings in writing, with a price on anything that needs fixing and an honest word on what can wait. A tune-up you never see written down is one you take on faith.

  4. Do they find the leak before they sell refrigerant?

An air conditioner doesn’t use up refrigerant. Low means it’s leaking somewhere, and a company that tops it up every spring is selling you the same refrigerant twice.

Questions

AC tune-up questions from Casanova.

The power went out in a summer storm. Anything to check before the AC runs again?

Leave the thermostat off until the power has stayed on for a while. Then switch it to cooling and watch the outdoor unit. If it hums but the fan doesn’t turn, or the breaker trips again, shut it off and call us. Often same-day, and we will tell you honestly when we can get there.

My Casanova heat pump ran all winter. Does it need a spring tune-up too?

Yes. Warrenton 3 SE logs about 4,685 heating degree days a year against about 1,018 cooling ones, so by May a Casanova heat pump has already done most of its year. The spring visit cleans the coil, the fan and the drain for the cooling season, at $69 a system.

How much is an AC tune-up in Casanova?

$69 per system, regularly $99, the same for a central air conditioner, a heat pump or a ductless mini split. A house with two systems books two. If the tune-up turns up a repair, you get its price in writing before any work, and you decide.

How often should an AC get a tune-up?

Once a year, in the spring, before the first heat wave. The heating side gets its own visit in the fall. The filter needs attention more often, every one to three months, and it’s the cheapest thing on the list.
