Most repairs are one section of pipe: the split or pinhole cut out and a new piece put in. Where the pipe sits decides most of the price. Exposed in a basement ceiling is the low end; inside a finished wall is higher, and we tell you before the drywall comes open.

What’s different in Casanova

Casanova’s crawl spaces and pump houses: pipes you can’t see, and where they freeze.

Casanova began as Three Mile Station on the Warrenton Branch Railroad, and the State’s write-up of the village lists two pump houses among its buildings. The water has come off your own lot ever since. There’s no FCWSA system here, so no meter, no main on Casanova Road and no utility to call about a wet yard. Whatever is leaking is on your side, and the first question is where the pipe runs.

The County’s village plan says some of the high ground around Casanova is shallow to bedrock, which keeps basements out of certain houses. No basement means the supply pipe runs through a crawl space, under a slab or through a utility closet. A leak under the house drips onto dirt where nobody sees it, and the sign is usually upstairs: a floor that feels soft near a wall, or a pump that never rests. We find it with pressure and moisture readings, so one spot gets opened, not three.

The first hard freeze goes looking for the weak spot. A pump house with the tank and switch inside is a common first casualty. So is a crawl space with its vents open, where the line from the tank to the house may have nothing around it at all. A foam sleeve on that run is a small job. A split pipe under the floor in January is a bigger one.

The houses range from 1900s I-houses in the village to newer places on the roads around it. Across the ZIP the median owner home is from 1990, about one in six predates 1960 and a third went up between 1980 and 1999. That last group may have gray polybutylene with crimp rings, which leaks at the rings, usually where the line meets the water heater. In July 2025 a flash flood put a foot of water over Balls Mill Road, and after any flood the shutoffs and fittings that sat in it deserve a look.

What you’d notice

How a pipe leak in Casanova usually shows up.

A soft spot in the floor near an outside wall

With no basement to look into, the first sign of a leak may be a floor that gives a little near a wall, or a baseboard that’s started to swell. Check the crawl space with a flashlight if you can reach it, and shut the main if you see water moving.

Rusty water and a leak at a fitting

Galvanized steel pipe rusts from the inside, and the threads at each fitting go first. Brown water after the tap sits, or a damp drip at a joint in the basement, usually means more of that pipe is close behind.

A pinhole spray in copper

Old copper fails in pinholes: a fine mist or a green crust on a pipe in the basement ceiling. One pinhole is a repair. Several in a year on the same run is the pipe telling you it’s thinning everywhere.

A stain spreading on the ceiling

A brown ring under a bathroom, or a soft spot in the drywall, is water that’s been finding its way down for a while. A supply pipe leaks all the time; a drain only leaks when somebody runs water upstairs, and that difference tells us where to look first.

Before the first hard freeze

Keep pipes in Casanova from freezing this winter.

A pipe usually bursts in the hours after a cold snap, when the ice inside it thaws and the split starts to run. Five things to do before it gets that cold, then call us if something already looks wrong.

  1. 1

Hose off, outside spigot shut inside

Disconnect every garden hose. A hose left on traps water in the spigot, and that’s the most common split we see. If the spigot has a shutoff inside the house, close it and open the outside tap to drain it.

  2. 2

Cabinet doors open on outside walls

A kitchen or bathroom sink on an outside wall gets the coldest air in the house. On the coldest nights, open the cabinet doors so room heat reaches the pipes, and let that tap drip.

  3. 3

Crawl space and garage closed up

Close crawl space vents and the garage door for the winter. Pipes that run through a crawl space, a garage ceiling or an unheated room over the garage are the ones that freeze first.

  4. 4

Know where the main shutoff is

Find it now, before you need it: usually where the water line comes through the basement or crawl space wall, near the meter or the water heater. Make sure it turns. When a pipe bursts, that valve is the difference between a mop and a contractor.

  5. 5

Going away? Leave the heat on

Keep the thermostat at 55 or higher while you’re gone, and ask someone to look in if a cold snap comes. A frozen pipe that thaws with nobody home runs for days.

Find a pipe that’s frozen, or water where it shouldn’t be? Shut the main off and call us at (703) 997-9757. A diagnosis visit is $49, or $250 after hours, and you get the repair price before we cut into anything.

Choosing who fixes it

How to pick a plumber for a leak in Casanova.

Questions worth asking anybody who comes out, us included.

  1. Will they crawl under the house, or just guess from the doorway?

A Casanova leak can sit where nobody has looked in years. Someone who goes under with a light and a moisture meter will find it faster than a quote made from the porch.

  2. Is the plumber licensed in Virginia?

Anyone can check on the state’s license lookup. Ours is Virginia Class A contractor license, on every van.

  3. Will they find the leak before they open a wall?

A good leak call starts at the meter and the shutoffs, then narrows it down with pressure and moisture readings. The drywall comes open in one spot, not five.

  4. Do you get the price before the work?

Every repair on our list has a range, and you hear where yours lands before anything is cut. If someone won’t say until the job is done, keep looking.

Had a ceiling leak. I had very good communication with the company both by phone and text. My technician, Zabi, was terrific. He took the time to check all the likely plumbing culprits and walked me through the possible causes and solutions.

Questions

Leak and burst pipe questions from Casanova.

Should I heat my pump house in winter in Casanova?

If the tank and switch are in an unheated shed, a little heat or good insulation protects them, and the pipe that leaves it. Pick the method with an electrician or us, but don’t leave it to chance on a night with a hard freeze forecast.

How do I check a crawl space pipe that might have split?

Shut the pump off at the breaker, then look along the pipes for a wet spot, drip or ice. A pipe with a bulge or a crack along its length has split. Leave the main closed and call (703) 997-9757.

What do I do first when a pipe bursts in Casanova?

Shut off the main water valve, then turn off the water heater (gas to pilot, or the breaker for electric). Open a faucet at the lowest point of the house to drain what’s left in the pipes. Then call (703) 997-9757: a person answers day or night, and our emergency plumbing team is on 24/7.

How much does it cost to fix a leaking pipe in Casanova?

A plumbing diagnosis visit is $49, or $250 after hours. Finding a leak you can’t see is $200 to $500, and most water pipe repairs run $450 to $650. You get the number before we start.
