Most repairs are one section of pipe: the split or pinhole cut out and a new piece put in. Where the pipe sits decides most of the price. Exposed in a basement ceiling is the low end; inside a finished wall is higher, and we tell you before the drywall comes open.

With Comfort+ membership, any repair is 15% off, and every year includes a plumbing safety inspection that looks at the supply pipe you can see.

What’s different in Remington

Remington runs its own water, so a leak here is a call to the Town, not to FCWSA.

Remington makes and sends out its own water. FCWSA’s drought page names it as one of two towns whose systems are independent of its own. The sewer is the reverse. That’s FCWSA’s. So a leak in Remington can belong to three parties, and the clear-water one is the Town. Where the Town’s pipe stops and yours starts is usually the meter, but ask the Town where its side ends before anyone digs.

Old Remington is the part with the surprises. In the ZIP, nearly one house in five was built before 1940, and a good many more in the 1950s, so the Victorian and Queen Anne houses on Main, Church, Washington and Franklin Streets are the ones likely to have galvanized steel inside the walls, often with a copper patch added at one end. Galvanized rusts from the inside. A drip at a joint tells you the joint has failed; the rest of that run is the question, and we’ll show you.

The other thing about this town is who lives in the houses. More than four in ten of the ZIP’s homes are rented, and in a rented house the first thing that goes wrong is who calls whom. If you rent, tell the landlord, then call us with the landlord’s okay. If you own a rental, tell us on the first call so the tenant gets a time and nobody is locked out. Water doesn’t wait for the paperwork, so shut off the main first.

The newer houses went in at Lee’s Glen to the north and The Meadows along Lucky Hill Road, and across the ZIP the 1980s are the biggest decade. That’s copper old enough to pinhole, and in the late-70s-to-mid-90s houses the gray plastic with crimp rings at the heater. And at the Rappahannock’s highest stages, parts of downtown by the railroad tracks flood; a wet basement after that is usually the river, not a pipe. Before you assume a leak, check what the river did that week.

  • Median home built1989 Census
  • Built before 1980about 5 in 10 Census
  • Built since 2000about 2 in 10 Census
  • Most homes aresingle-family houses, about 8 in 10 Census
  • Heated withelectricity, about 7 in 10 Census
  • Rentedabout 4 in 10 Census
  • Houses from before 1960 were often plumbed in galvanized steel, which rusts from the inside and leaks first at the threaded fittings.
  • A lot of houses here went up while polybutylene supply pipe was in use, about 1978 to 1995. It fails at the fittings, so one leak is a reason to check the rest.

What you’d notice

How a pipe leak in Remington usually shows up.

Wet floor after the river comes up

In downtown Remington, water in a basement after high water on the Rappahannock is groundwater, not a pipe. A supply leak is clear, keeps coming when the river is low, and the meter keeps moving with every tap off. If you can’t tell, the meter test settles it in ten minutes.

Rusty water and a leak at a fitting

Galvanized steel pipe rusts from the inside, and the threads at each fitting go first. Brown water after the tap sits, or a damp drip at a joint in the basement, usually means more of that pipe is close behind.

A pinhole spray in copper

Old copper fails in pinholes: a fine mist or a green crust on a pipe in the basement ceiling. One pinhole is a repair. Several in a year on the same run is the pipe telling you it’s thinning everywhere.

Grey plastic pipe at the water heater

Polybutylene, often stamped PB, went into houses from about 1978 to 1995. It tends to fail at the fittings without much warning, so a drip at one joint is a reason to look at the rest.

Before the first hard freeze

Keep pipes in Remington from freezing this winter.

A pipe usually bursts in the hours after a cold snap, when the ice inside it thaws and the split starts to run. Five things to do before it gets that cold, then call us if something already looks wrong.

  1. 1

Hose off, outside spigot shut inside

Disconnect every garden hose. A hose left on traps water in the spigot, and that’s the most common split we see. If the spigot has a shutoff inside the house, close it and open the outside tap to drain it.

  2. 2

Cabinet doors open on outside walls

A kitchen or bathroom sink on an outside wall gets the coldest air in the house. On the coldest nights, open the cabinet doors so room heat reaches the pipes, and let that tap drip.

  3. 3

Crawl space and garage closed up

Close crawl space vents and the garage door for the winter. Pipes that run through a crawl space, a garage ceiling or an unheated room over the garage are the ones that freeze first.

  4. 4

Know where the main shutoff is

Find it now, before you need it: usually where the water line comes through the basement or crawl space wall, near the meter or the water heater. Make sure it turns. When a pipe bursts, that valve is the difference between a mop and a contractor.

  5. 5

Going away? Leave the heat on

Keep the thermostat at 55 or higher while you’re gone, and ask someone to look in if a cold snap comes. A frozen pipe that thaws with nobody home runs for days.

Find a pipe that’s frozen, or water where it shouldn’t be? Shut the main off and call us at (703) 997-9757. A diagnosis visit is $49, or $250 after hours, and you get the repair price before we cut into anything.

Your pipes, your paperwork

Whose pipe is leaking in Remington.

Town of Remington

Remington’s sewer is run by FCWSA, so a backup starts with a call to FCWSA. If its main is clear, a blockage in the service line or the building lateral is the owner’s to clear, and FCWSA doesn’t pay for the plumber. Source.

Fauquier County

On FCWSA water (Bealeton, Catlett, Marshall, New Baltimore, Vint Hill and its other systems), FCWSA says it can’t guarantee uniform pressure, and that over 80 psi the customer should install a pressure regulating valve at their own expense. Homes on private wells aren’t covered by this. Source.

Choosing who fixes it

How to pick a plumber for a leak in Remington.

Questions worth asking anybody who comes out, us included.

  1. Will they tell you whether it’s the Town’s line before they start?

Ask. In Remington the Town runs the water, and if the leak is on its side of the meter you shouldn’t be paying for it. A good plumber checks that first, because the answer changes who you pay.

  2. Is the plumber licensed in Virginia?

Anyone can check on the state’s license lookup. Ours is Virginia Class A contractor license, on every van.

  3. Will they find the leak before they open a wall?

A good leak call starts at the meter and the shutoffs, then narrows it down with pressure and moisture readings. The drywall comes open in one spot, not five.

  4. Do you get the price before the work?

Every repair on our list has a range, and you hear where yours lands before anything is cut. If someone won’t say until the job is done, keep looking.

Had a ceiling leak. I had very good communication with the company both by phone and text. My technician, Zabi, was terrific. He took the time to check all the likely plumbing culprits and walked me through the possible causes and solutions.

Questions

Leak and burst pipe questions from Remington.

Is a leak at the water meter my problem or the Town’s?

Ask the Town where its side ends; in most systems that’s the meter, and the owner’s side starts there. Water at the meter box itself is worth a call to the Town first. If it’s in the line between the box and the house, it’s yours, and we’ll find it and tell you the price in writing.

I rent in Remington and a pipe is leaking. Do I call you or my landlord?

Your landlord first, and shut the water off at the main while you wait. Most landlords will say go ahead, and we’ll work with them on the invoice. If it’s an emergency and you can’t reach them, call and we’ll tell you what to do until you do.

What do I do first when a pipe bursts in Remington?

Shut off the main water valve, then turn off the water heater (gas to pilot, or the breaker for electric). Open a faucet at the lowest point of the house to drain what’s left in the pipes. Then call (703) 997-9757: a person answers day or night, and our emergency plumbing team is on 24/7.

How much does it cost to fix a leaking pipe in Remington?

A plumbing diagnosis visit is $49, or $250 after hours. Finding a leak you can’t see is $200 to $500, and most water pipe repairs run $450 to $650. You get the number before we start.

Ready when you are

Water where it shouldn’t be?

Shut off the main, then call, or send the form at the top. You get the price before the work, and if it can wait until morning, we’ll tell you that too.
