Most repairs are one section of pipe: the split or pinhole cut out and a new piece put in. Where the pipe sits decides most of the price. Exposed in a basement ceiling is the low end; inside a finished wall is higher, and we tell you before the drywall comes open.

What’s different in Triangle

Triangle is two towns in one: 1950s rows near Route 1, and 2000s homes just behind them.

The Census numbers split almost evenly. About one Triangle home in six predates 1960 and over a third predate 1980, while nearly half were built since 2000. Pipe follows the dates. In the older streets we expect galvanized steel in the walls that were never redone, and copper from the 1960s that has had fifty-plus years to wear. In the 2000s streets it’s PEX and copper, with leaks at the fittings. Ask for the year your street was platted when you call, and we’ll tell you what to look for in the walls.

Melrose Gardens is the cleanest example of the older half. The County’s records show 363 attached homes, most along Purvis Drive and Melrose Avenue, on a plat dated December 1953. In an attached house the pipes for two or three homes can run through the same wall, so a stain in your kitchen may start on the other side of it. If the stain grows after you’ve shut your own main, knock next door.

Stonewall Manor is the other side. It was platted in six sections between 2003 and 2007, so its pipes are PEX or copper that is not yet twenty years old. The leaks there come from fittings behind sinks and toilets and from hose bibs. Between those poles sit Graham Park Shores and Barnette Forest, platted in the mid-1960s, where a pinhole in a copper line is a real possibility.

Triangle sits a few miles from the Quantico weather station, which records about 76 nights a year at or below freezing. The first usually falls in early November and the last in late March. That is a long season for an outdoor tap or an unheated crawl space, and it starts earlier than most people think.

By the numbers

Triangle houses, by the numbers

From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.

Triangle

  • Median home built2003 Census
  • Built before 1980about 4 in 10 Census
  • Built since 2000about 5 in 10 Census
  • Most homes aresingle-family houses, about 6 in 10 Census
  • Heated withgas, about 8 in 10 Census
  • Rentedabout 4 in 10 Census
  • Houses from before 1960 were often plumbed in galvanized steel, which rusts from the inside and leaks first at the threaded fittings.
  • Newer houses run PEX or copper supply. PEX rarely splits in a freeze, but its crimp fittings and the hose bibs on outside walls still do.

What you’d notice

How a pipe leak in Triangle usually shows up.

Water from the Occoquan

Triangle’s water comes from the Occoquan Reservoir, treated at the Griffith plant. That matters less than the pipe’s age. A 1960s copper line fails from fifty-plus years of use, wherever the water came from. If your house sits near Route 1, mention it. Traffic vibration is slow, but it adds up on a joint that is already loose.

Rusty water and a leak at a fitting

Galvanized steel pipe rusts from the inside, and the threads at each fitting go first. Brown water after the tap sits, or a damp drip at a joint in the basement, usually means more of that pipe is close behind.

A stain spreading on the ceiling

A brown ring under a bathroom, or a soft spot in the drywall, is water that’s been finding its way down for a while. A supply pipe leaks all the time; a drain only leaks when somebody runs water upstairs, and that difference tells us where to look first.

The meter moves with every tap off

Turn everything off and watch the water meter for ten minutes. If the dial or the little leak indicator still moves, water is going somewhere, inside a wall, under a slab or out in the yard.

Before the first hard freeze

Keep pipes in Triangle from freezing this winter.

A pipe usually bursts in the hours after a cold snap, when the ice inside it thaws and the split starts to run. Five things to do before it gets that cold, then call us if something already looks wrong.

  1. 1

Hose off, outside spigot shut inside

Disconnect every garden hose. A hose left on traps water in the spigot, and that’s the most common split we see. If the spigot has a shutoff inside the house, close it and open the outside tap to drain it.

  2. 2

Cabinet doors open on outside walls

A kitchen or bathroom sink on an outside wall gets the coldest air in the house. On the coldest nights, open the cabinet doors so room heat reaches the pipes, and let that tap drip.

  3. 3

Crawl space and garage closed up

Close crawl space vents and the garage door for the winter. Pipes that run through a crawl space, a garage ceiling or an unheated room over the garage are the ones that freeze first.

  4. 4

Know where the main shutoff is

Find it now, before you need it: usually where the water line comes through the basement or crawl space wall, near the meter or the water heater. Make sure it turns. When a pipe bursts, that valve is the difference between a mop and a contractor.

  5. 5

Going away? Leave the heat on

Keep the thermostat at 55 or higher while you’re gone, and ask someone to look in if a cold snap comes. A frozen pipe that thaws with nobody home runs for days.

Find a pipe that’s frozen, or water where it shouldn’t be? Shut the main off and call us at (703) 997-9757. A diagnosis visit is $49, or $250 after hours, and you get the repair price before we cut into anything.

Choosing who fixes it

How to pick a plumber for a leak in Triangle.

Questions worth asking anybody who comes out, us included.

  1. I live in a condo. Is the burst pipe mine?

Ask where the break is before you ask who pays. About one Triangle home in six is a condo, and the pipe in the shared wall is normally the association’s. The pipe past your own unit’s valve is yours. Your declaration is the final word, so read it first.

  2. Is the plumber licensed in Virginia?

Anyone can check on the state’s license lookup. Ours is Virginia Class A contractor license, on every van.

  3. Will they find the leak before they open a wall?

A good leak call starts at the meter and the shutoffs, then narrows it down with pressure and moisture readings. The drywall comes open in one spot, not five.

  4. Do you get the price before the work?

Every repair on our list has a range, and you hear where yours lands before anything is cut. If someone won’t say until the job is done, keep looking.

We had Tyson out for our main line leaking underground, he explained the scope of work for replacement and set great expectations. They had the job done in a very timely manner and I couldn’t ask for more professionalism than he provided!

Questions

Leak and burst pipe questions from Triangle.

A pipe in my attached house is leaking into the neighbor’s ceiling. Whose bill?

The owner of the pipe that broke. A plumber can tell which unit it is in by closing each main in turn. Don’t wait for the argument to end. Close yours and call (703) 997-9757 so the wall dries.

Is a slab leak likely in a Triangle house?

Only in houses built on a slab, and not often. The signs are a warm spot on the floor, a hot-water bill that keeps climbing, and the sound of water in a quiet house. We locate it first so the floor is opened in one place instead of three.

What do I do first when a pipe bursts in Triangle?

Shut off the main water valve, then turn off the water heater (gas to pilot, or the breaker for electric). Open a faucet at the lowest point of the house to drain what’s left in the pipes. Then call (703) 997-9757: a person answers day or night, and our emergency plumbing team is on 24/7.

How much does it cost to fix a leaking pipe in Triangle?

A plumbing diagnosis visit is $49, or $250 after hours. Finding a leak you can’t see is $200 to $500, and most water pipe repairs run $450 to $650. You get the number before we start.
