What’s different in Triangle

Gas heat in Triangle, from Graham Park chimneys to 2004 side-wall vents under snow.

For cold-weather records Triangle leans on the Marine Corps air station at Quantico, 3.8 miles south-southeast at the Potomac’s edge, a hundred feet below Triangle’s middle. Its 1991 to 2020 normals count 4,002 heating degree days a year, two and a half times its cooling degree days, and about 76 freezing nights. In half of years the first 32 degree night comes by November 8, the date to beat: a dirty flame sensor limps through October and quits on the first hard night.

About three Triangle owners in four burn natural gas. Electric heat, usually a heat pump, covers about one owner in five, and a heat pump tune-up is the same $69 a system. Propane is rare, about 40 owner homes across 22172, and a propane furnace gets its pressure checked against propane’s numbers, not natural gas’s.

Snow tests the venting. The January 2016 blizzard left 18.5 inches near Dumfries, a mile and a half north, and the January 2025 storm ended with 45 mph gusts and blowing snow. In the 2004 plats, Garrison Woods, Moncure Woods and The Reserve at Potomac Crest, a builder furnace breathing through plastic pipes low on a side wall shuts down when a drift covers them. The County’s fire and rescue department wants furnace vents kept clear during and after a snowstorm, and the tune-up proves the switch that stops the burners when those pipes block still works.

Graham Park heats differently. Its first plat dates to 1950, Nob Hill and Graham Park Shores followed in the 1960s, and a furnace there is usually a replacement, sometimes the third. Where it shares a chimney with a gas water heater, the tune-up watches the draft and the safeties through a whole cycle. If ice like February 2021’s quarter inch near I-95 brings lines down, a gas furnace goes cold too, since it needs power to light; a generator belongs outdoors, the County’s fire department says, more than 20 feet from any window.

By the numbers

Triangle houses, by the numbers

From the Census Bureau’s 2020 to 2024 survey, owner-occupied homes unless it says otherwise.

Triangle

  • Median home built2003 Census
  • Built before 1980about 4 in 10 Census
  • Built since 2000about 5 in 10 Census
  • Most homes aresingle-family houses, about 6 in 10 Census
  • Heated withgas, about 8 in 10 Census
  • Rentedabout 4 in 10 Census
  • A lot of the furnaces here are the builder’s originals, close to 20 years old.
  • Most homes here heat with gas, so gas pressure is the first reading a tune-up takes.
What it costs

What a furnace tune-up costs in Triangle.

$69 for one furnace, regularly $99, anywhere we work. The tech checks the gas pressure, the temperature rise, the safeties and the sequence of operation, which is the order the furnace lights, heats and shuts down in. A repair it turns up gets a written price first, and you decide.

  • Furnace tune-up, one system$69
  • Furnace tune-up, regularly$99
  • Heat pump, boiler or ductless mini split tune-up, one system$69
  • Comfort+ membership, a heating maintenance visit every fall included$199 a year

It’s priced per system, so a house with a second furnace for the upstairs is two tune-ups. A heat pump, a boiler or a ductless mini split is the same $69 a system.

With Comfort+ membership, $199 a year or $20 a month covers four visits every year: a heating maintenance visit in the fall, a cooling maintenance visit in the spring, a dryer vent cleaning, and a water heater flush with a sewer camera inspection. We book each one when it’s due.

When it’s worth doing

When a furnace tune-up earns its keep in Triangle.

It struggled through January 2026’s Arctic stretch

Extreme Cold Warnings, wind chills of 0 to minus 10 from the Piedmont to I-95, and cold that hung on into February. If your furnace ran nonstop while the house slid anyway, or shut off and relit on its own, a fall tune-up’s readings show which was at fault.

It’s still the builder’s furnace

A furnace that went in with the house is close to 20 years old on a lot of these streets. That’s the age when inducer motors and control boards start to go, and a yearly look finds the tired ones before a cold night does.

Before the first cold night

That’s the night every furnace in town gets asked to work at once. A tune-up in the fall finds a weak part while you still get to choose when it’s fixed.

Choosing who tunes it up

How to pick who tunes up your furnace in Triangle.

Questions to ask anybody who quotes you, us included.

  1. Will they walk outside to the vent pipes?

On a furnace that vents through the wall, the pipe ends outdoors matter as much as the burners. Ask whether the tech checks they’re open and clear of shrubs, mulch and leaves, and writes it down.

  2. Do they say what the tune-up checks?

Ask before anyone comes out. Gas pressure and temperature rise are readings on a meter, so a real tune-up has numbers in it, not just a look at the filter.

  3. Will they tell you what can wait?

Some tune-ups end in a list. Ask which items are failing now, which can wait a season, and what each one costs, before you agree to any of it.

Questions

Furnace tune-up questions from Triangle.

I rent in Triangle. Is the furnace tune-up mine to book?

Usually the owner. Virginia’s landlord law has the owner keep the heating that came with the home in safe working order, and close to four Triangle homes in ten are rented, the typical one across 22172 built in 1976. Ask the owner to book before the first cold night.

Does SwiftPro service furnaces in base housing at Quantico?

No. Homes aboard Marine Corps Base Quantico are maintained by Liberty Military Housing, so on-post families call their housing office. Off the base, a house, townhouse or condo with Triangle mail books at $69 a system.

How much is a furnace tune-up in Triangle?

$69 for one furnace, regularly $99, and the same for a heat pump, a boiler or a ductless mini split. If it turns up a repair, you get the price in writing before any work, and you decide.

Is this the Heating Check or the Clean Heat?

No. The furnace tune-up is its own visit at $69. The Heating Check and the Clean Heat deep clean, the one that takes the blower wheel out and cleans it, are separate offers with their own terms on our Clean Heat page.
