What’s different in Clifton

Natural gas around Springstone Drive, propane tanks out on the big lots.

In the 1980s subdivisions around Springstone Drive, about 85 percent of owners heat with natural gas, and the furnace stands in the basement. Out on the big lots along Clifton, Compton and Yates Ford Roads, and in the town itself, natural gas heats only about a quarter of owner homes, while about one in ten burns propane from a tank on the property, roughly seven times the share across Fairfax County.

A lot of those 1980s basements have been finished since, and the furnace often ended up in a small utility room with a door. A furnace drawing combustion air from that room needs a louvered door or a wall vent to get it. Swap in a solid door or pack the room with storage, and the burners can run short of air, which can trip the flame rollout switch, one of the safeties a tune-up tests.

About 64 percent of homes in the Census tract around the town have nine rooms or more, and in a house that size the bedrooms are often heated from a second unit up in the attic, running all winter where nobody sees it. Each furnace is its own tune-up at $69. Half that tract’s owner homes heat with electricity, which usually means a heat pump, and a heat pump’s tune-up costs the same $69 a system.

Inside the Town of Clifton the houses came long before central heat. The Town’s plan puts more than half of them on electric heat, with gas from their own tanks among the rest, and about 44 percent of the town on soils with a high water table. A furnace there may sit in a cellar under a stone foundation, and a damp cellar often shows as rust along the cabinet’s bottom, better spotted in October than January.

The Fairfax County side of 20124

Clifton mail outside the town: five- to ten-acre lots in the Occoquan watershed on Clifton, Compton and Yates Ford Roads, mostly on septic, and the 1980s subdivisions off Springstone Drive and Union Mill Road on county sewer.

ZIP 20124 as a whole, the Town included: its own homes are too few for steady Census figures.

  • Median home built1988 Census
  • Built before 1980about 1 in 10 Census
  • Built since 2000about 1 in 10 Census
  • Most homes aresingle-family houses, about 8 in 10 Census
  • Heated withgas, about 6 in 10 Census
  • Rentedabout 1 in 10 Census
  • A few homes here still burn heating oil. We don’t work on oil burners; a switch to a heat pump or a propane furnace is ours to price.
  • Plenty of 1980s and 90s houses here are on their second furnace, often a high-efficiency one venting out the side wall in plastic pipe.
What it costs

What a furnace tune-up costs in Clifton.

$69 for one furnace, regularly $99, anywhere we work. The tech checks the gas pressure, the temperature rise, the safeties and the sequence of operation, which is the order the furnace lights, heats and shuts down in. A repair it turns up gets a written price first, and you decide.

  • Furnace tune-up, one system$69
  • Furnace tune-up, regularly$99
  • Heat pump, boiler or ductless mini split tune-up, one system$69
  • Comfort+ membership, a heating maintenance visit every fall included$199 a year

It’s priced per system, so a house with a second furnace for the upstairs is two tune-ups. A heat pump, a boiler or a ductless mini split is the same $69 a system.

With Comfort+ membership, $199 a year or $20 a month covers four visits every year: a heating maintenance visit in the fall, a cooling maintenance visit in the spring, a dryer vent cleaning, and a water heater flush with a sewer camera inspection. We book each one when it’s due.

When it’s worth doing

When a furnace tune-up earns its keep in Clifton.

The backup furnace hasn’t lit since last winter

Where a heat pump carries most of the winter and the furnace only takes the coldest nights, it can go months without firing. A fall tune-up runs it through a full cycle on a mild day, so its first real test isn’t the coldest night of the year.

Before the first cold night

That’s the night every furnace in town gets asked to work at once. A tune-up in the fall finds a weak part while you still get to choose when it’s fixed.

You just bought the house

The home inspector ran the heat for a minute. A tune-up runs it through a full cycle with the panel off, and tells you what the last owners left you.

Safety and paperwork

What the county says about furnace care in Clifton.

Town of Clifton

Fire and rescue in the town comes from Fairfax County’s Station 16 on Chapel Road, and the county’s heating advice applies on every fuel: a professional cleaning and check once a year, and three feet of clear space around the furnace and the water heater. Source.

The county’s carbon monoxide program covers town residents: an alarm on every floor, gas appliances inspected each fall, and a limited supply of alarms for residents who need one, put up by the local station, which for the town is Station 16. Source.

Choosing who tunes it up

How to pick who tunes up your furnace in Clifton.

Questions to ask anybody who quotes you, us included.

  1. Did they ask what it burns and where it sits?

A furnace in 20124 can run on natural gas or propane, in a basement utility room, an attic or an old stone cellar. Whoever books you should ask both, so the tech knows which pressure figures to check against and how to reach it.

  2. Do they say what the tune-up checks?

Ask before anyone comes out. Gas pressure and temperature rise are readings on a meter, so a real tune-up has numbers in it, not just a look at the filter.

  3. Will they tell you what can wait?

Some tune-ups end in a list. Ask which items are failing now, which can wait a season, and what each one costs, before you agree to any of it.

Questions

Furnace tune-up questions from Clifton.

Does a propane furnace get the same tune-up in Clifton?

Yes, the same visit at $69. The gas pressure is checked against propane’s figures, not natural gas’s; the temperature rise and the safeties are read the same way. If the tank gauge is low, get it filled first, so the furnace can run long enough to test.

When should a Clifton furnace get its tune-up?

Early fall, after the cooling season and before the heat runs hard. The Town holds Clifton Day every October; if the furnace hasn’t had its look by then, book it that week.

How much is a furnace tune-up in Clifton?

$69 for one furnace, regularly $99, and the same for a heat pump, a boiler or a ductless mini split. If it turns up a repair, you get the price in writing before any work, and you decide.

Is this the Heating Check or the Clean Heat?

No. The furnace tune-up is its own visit at $69. The Heating Check and the Clean Heat deep clean, the one that takes the blower wheel out and cleans it, are separate offers with their own terms on our Clean Heat page.
