What’s different in Catlett

Catlett heat: a propane tank, a heat pump, and Cedar Run in the fall.

None of the 1,040 owner homes in ZIP 20119 heat with utility gas in the Census count. About 300 burn propane from a tank the supplier fills, and the pressure the tech reads at the furnace’s gas valve, burners lit, gets checked against the propane setting on the furnace’s data plate. About 530 heat with electricity, mostly heat pumps, and a heat pump tune-up is the same $69 a system: heating mode, the defrost and the backup heat, run while October is still mild.

Cedar Run is the local wrinkle. Fauquier County’s plan rings the village with extensive floodplain on ground it calls nearly flat, and the creek doesn’t only rise in summer. High water closed Elk Run Road between Tenerife Road and Sowego Road on November 12, 2020, and the second-highest crest on the Weather Service’s list for the Catlett gauge, 22 feet, came on October 15, 1942. A basement or crawlspace that takes water in the fall often puts it right where the furnace sits.

A furnace that stood in water needs more than a tune-up. Furnace makers print the warning in their own manuals: don’t use one if any part has been under water, because trying to run a flood-damaged furnace can end in a fire or an explosion, and a qualified tech should replace the wet gas controls and electrical parts first. Don’t relight it to see. Call us, and we’ll go through it before it runs. If the water stopped short of the cabinet, a tune-up afterward is still worth it, since damp air rusts burners from below.

Heating is the long season here. NOAA’s Warrenton 3 SE station, the nearest with thirty-year normals, counts about 4,700 heating degree days a year and about 13 days when the high stays at freezing or below. Hurricane Sandy came through on October 29, 2012, just as furnaces were starting their season, and blocked forty roads across southern Fauquier with fallen trees and wires. A propane furnace needs power for its igniter, controls and blower; if the heat doesn’t return with the lights, call us and we’ll check it over.

By the numbers

Catlett houses, by the numbers

From the Census Bureau’s 2020 to 2024 survey, owner-occupied homes unless it says otherwise.

Catlett

ZIP 20119 as a whole: every Catlett address, the village included. The Census place for the village alone has too few homes for steady figures.

  • Median home built1990 Census
  • Built before 1980about 4 in 10 Census
  • Built since 2000about 2 in 10 Census
  • Most homes aresingle-family houses, nearly all Census
  • Heated withelectricity, about 5 in 10 Census
  • Rentedabout 2 in 10 Census
  • A few homes here still burn heating oil. We don’t work on oil burners; a switch to a heat pump or a propane furnace is ours to price.
  • Some homes here run on propane, and a propane furnace gets the same tune-up.
What it costs

What a furnace tune-up costs in Catlett.

$69 for one furnace, regularly $99, anywhere we work. The tech checks the gas pressure, the temperature rise, the safeties and the sequence of operation, which is the order the furnace lights, heats and shuts down in. A repair it turns up gets a written price first, and you decide.

  • Furnace tune-up, one system$69
  • Furnace tune-up, regularly$99
  • Heat pump, boiler or ductless mini split tune-up, one system$69
  • Comfort+ membership, a heating maintenance visit every fall included$199 a year

It’s priced per system, so a house with a second furnace for the upstairs is two tune-ups. A heat pump, a boiler or a ductless mini split is the same $69 a system.

With Comfort+ membership, $199 a year or $20 a month covers four visits every year: a heating maintenance visit in the fall, a cooling maintenance visit in the spring, a dryer vent cleaning, and a water heater flush with a sewer camera inspection. We book each one when it’s due.

When it’s worth doing

When a furnace tune-up earns its keep in Catlett.

The basement took water this year

Even if it stopped short of the furnace, standing water under it rusts the cabinet floor and the burners above it. If it reached the gas valve or the control board, leave the furnace off and call us before the heat is needed.

You heat with propane

Propane runs at a different gas pressure than natural gas, so the tune-up checks yours against propane’s numbers.

Before the first cold night

That’s the night every furnace in town gets asked to work at once. A tune-up in the fall finds a weak part while you still get to choose when it’s fixed.

Choosing who tunes it up

How to pick who tunes up your furnace in Catlett.

Questions to ask anybody who quotes you, us included.

  1. Will they check the controls for water damage?

After high water, ask whether the tech opens the control compartment and looks for rust, silt or a waterline on the gas valve and the board, and writes down what they find. A furnace that still lights isn’t proof it’s sound.

  2. Do they say what the tune-up checks?

Ask before anyone comes out. Gas pressure and temperature rise are readings on a meter, so a real tune-up has numbers in it, not just a look at the filter.

  3. Will they tell you what can wait?

Some tune-ups end in a list. Ask which items are failing now, which can wait a season, and what each one costs, before you agree to any of it.

Questions

Furnace tune-up questions from Catlett.

The power’s back after a storm, but the furnace won’t start. What do I check?

The switch on or near the furnace, which looks like a light switch and gets bumped off; the breaker; the thermostat’s batteries and mode; and the gauge on the propane tank. If all of those look right and it still won’t run, call us.

How much is a furnace tune-up in Catlett?

$69 for one furnace, regularly $99, and the same for a heat pump, a boiler or a ductless mini split. If it turns up a repair, you get the price in writing before any work, and you decide.

Is this the Heating Check or the Clean Heat?

No. The furnace tune-up is its own visit at $69. The Heating Check and the Clean Heat deep clean, the one that takes the blower wheel out and cleans it, are separate offers with their own terms on our Clean Heat page.
