What’s different in Broad Run

No gas main reaches Broad Run homes, so the heat is a heat pump or a propane tank.

The Census counts 660 owner homes in ZIP 20137, and not one heats with utility gas. Just over half run on electricity, which in a detached house like these usually means a heat pump with electric strips behind it, and close to three in ten burn propane from a tank on the property. So a Broad Run tune-up is two different visits. On propane, the tech reads burner pressure against propane’s numbers, the temperature rise and the safeties. On a heat pump, it’s the defrost, the backup heat and the order everything comes on in, at the same $69 a system.

NOAA’s 1991 to 2020 normals from Warrenton 3 SE, the closest long temperature record at about ten miles, give a January day that peaks near 42 and a night that bottoms out near 25. About thirteen days a year never climb above freezing at all. Those are the days a heat pump leans hardest on its strips, since the outdoor unit alone often can’t keep up. Over a year, heating degree days outnumber cooling ones better than four to one.

Broad Run turns up by name in the weather record. A glaze of ice was reported at Broad Run on February 1, 2011, days after the January 26 rush-hour snowstorm left up to 6.1 inches near the village. On February 13, 2014, a volunteer gauge about three miles south-southwest logged 14 inches of snow in 24 hours. Snow that deep buries the two plastic pipes a high-efficiency propane furnace breathes through in the side wall, and it shuts itself off until somebody digs them out. A heat pump should melt its own frost every so often; one that stays a solid block of ice needs a call, not a scraper.

Late January 2026 brought Extreme Cold Warnings to the Northern Fauquier forecast zone, with Piedmont wind chills down to 10 below, after a storm had dropped 4.3 inches south of the village by 7 that morning of January 25. Neither kind of heat here runs without house current: a propane furnace’s igniter and blower are electric, and so is all of a heat pump. If the power comes back and the heat doesn’t, call us. Fauquier side or Prince William side of the line, it’s the same visit.

What it costs

What a furnace tune-up costs in Broad Run.

$69 for one furnace, regularly $99, anywhere we work. The tech checks the gas pressure, the temperature rise, the safeties and the sequence of operation, which is the order the furnace lights, heats and shuts down in. A repair it turns up gets a written price first, and you decide.

  • Furnace tune-up, one system$69
  • Furnace tune-up, regularly$99
  • Heat pump, boiler or ductless mini split tune-up, one system$69
  • Comfort+ membership, a heating maintenance visit every fall included$199 a year

It’s priced per system, so a house with a second furnace for the upstairs is two tune-ups. A heat pump, a boiler or a ductless mini split is the same $69 a system.

With Comfort+ membership, $199 a year or $20 a month covers four visits every year: a heating maintenance visit in the fall, a cooling maintenance visit in the spring, a dryer vent cleaning, and a water heater flush with a sewer camera inspection. We book each one when it’s due.

When it’s worth doing

When a furnace tune-up earns its keep in Broad Run.

The propane furnace lights, then quits

A furnace that fires and drops out after a few seconds usually has a dirty flame sensor or a venting problem tripping a safety. On a high-efficiency one, check that the side wall pipes are clear of snow, leaves or a nest first, then book the visit.

You heat with propane

Propane runs at a different gas pressure than natural gas, so the tune-up checks yours against propane’s numbers.

Before the first cold night

That’s the night every furnace in town gets asked to work at once. A tune-up in the fall finds a weak part while you still get to choose when it’s fixed.

Choosing who tunes it up

How to pick who tunes up your furnace in Broad Run.

Questions to ask anybody who quotes you, us included.

  1. Will they put the heat pump through a defrost?

Ask whether the tech forces a defrost cycle and watches it finish, and checks that the strips come on when the thermostat calls for them. On a mild October day neither one happens unless the tech makes it happen.

  2. Do they say what the tune-up checks?

Ask before anyone comes out. Gas pressure and temperature rise are readings on a meter, so a real tune-up has numbers in it, not just a look at the filter.

  3. Will they tell you what can wait?

Some tune-ups end in a list. Ask which items are failing now, which can wait a season, and what each one costs, before you agree to any of it.

Quick response, Elvis was knocking my door in a couple of hours after my call to the office. He did full inspection for both HVAC units, and answered all my questions. Both systems are working well. I always have very pleasant experience with SwiftPro

Questions

Furnace tune-up questions from Broad Run.

Is the propane company’s check the same as a furnace tune-up?

No. The propane supplier usually owns and looks after the tank, the regulator and the line to the house. The tune-up starts where the gas meets the furnace: burner pressure, flame, temperature rise and the safeties. Most propane homes want both.

When should we book the fall visit in Broad Run?

September or early October. In a typical year the Warrenton normals put the first freeze around November 1, and from then until April the heat runs most nights. A repair the tune-up turns up is easier to schedule on a mild day.

How much is a furnace tune-up in Broad Run?

$69 for one furnace, regularly $99, and the same for a heat pump, a boiler or a ductless mini split. If it turns up a repair, you get the price in writing before any work, and you decide.

Is this the Heating Check or the Clean Heat?

No. The furnace tune-up is its own visit at $69. The Heating Check and the Clean Heat deep clean, the one that takes the blower wheel out and cleans it, are separate offers with their own terms on our Clean Heat page.
