What’s different in Broad Run

Broad Run splits between two counties, so the sewer rule changes at the property line.

Broad Run is a hamlet that sits right on the county line. The Census counts 660 owner homes in ZIP 20137, and about one in six of them falls under Prince William County while the rest are in Fauquier County. Both sides are detached houses, and the median year built is 1979. That means the pipe under your lawn is likely older than the one in a newer suburb, but the rules for who owns it depend on which side of the line your address is on.

On the Fauquier County side, FCWSA manages the public sewer mains. Their rules state that the service line from the main to your property line, and the lateral from there to your house, are your responsibility to clear. FCWSA clears its own mains and fixes service lines under public streets, but it does not reimburse you for a plumber’s bill. On the Prince William County side, Prince William Water requires a specific Lateral Repair or Replacement Permit and its own inspection before anyone touches the sewer lateral outside the house.

The ground here is rocky and wet. USGS maps the bedrock under the hamlet as Harpers Formation, which is phyllite and metasiltstone. This rock holds water, and FEMA maps a Zone A floodplain within 300 meters of the center of Broad Run. When storms hit, like the January 2024 flood that closed Georgetown Road or the September 2023 flash flood, groundwater can seep into any crack in your lateral. A camera shows if that crack is letting water in, which can cause backups later when the ground dries out.

You do. FCWSA and Prince William Water both state that the lateral from the main to your house is your responsibility. They fix their mains, but they do not reimburse you for repairs on your private line. The camera shows you the damage, and you decide how to fix it.
