Young plastic lines, and footage Loudoun Water will act on.
Ashburn’s sewer lines are young. About seven in ten Ashburn homes, Brambleton and Broadlands included, went up since 2000. Orangeburg, clay and cast iron belong mostly to houses built before 1980, and only about two Ashburn homes in a hundred are that old. A line here is nearly always plastic, so the camera judges how it was laid: the slope, the joints, and whether the trench beneath it has sunk.
The older half is Ashburn proper, around Ashburn Farm and Ashburn Village, where the typical owner home dates from 1998. A lateral that age has had a quarter century for its backfill to settle and the yard trees to spread. Plastic mostly keeps roots out until a joint shifts, and once one does, a root will find it. A line there that backs up every couple of years has a cause the camera can put a name and a distance to.
Brambleton’s typical owner home is from 2011, Loudoun Valley Estates’ from 2013, Moorefield’s and One Loudoun’s from 2015, and few of those lines have ever had anyone look inside. At that age the pipe is seldom the first suspect in a backup. Loudoun Water’s list of what to keep out of your drains starts with wipes, flushable ones included, then grease, which it says a garbage disposal won’t keep off the pipe to the street.
Where the trouble sits decides who pays. Loudoun Water makes the building sewer yours but keeps sole control of the stretch in the public right of way, which Ashburn Village’s guidelines put at the street plus about ten feet past the curb. If a plumber finds a defect out there, Loudoun Water wants photos or video showing exactly where, with measurements, sent to you and to Loudoun Water, then repairs its part at no extra cost to you. Here the camera is also the paperwork.

Census figures for the owner-occupied homes in each place, and the sewer pipe houses that age usually have.

Ashburn houses, by the numbers
From the Census Bureau’s 2020 to 2024 survey, owner-occupied homes unless it says otherwise.
Ashburn
- Built before 1980hardly any Census
- Built since 2000about 7 in 10 Census
- Most homes aresingle-family houses, about 4 in 10 Census
- Heated withgas, about 8 in 10 Census
- Rentedabout 3 in 10 Census
- Newer houses run PVC throughout, so a camera here is checking the grade and the joints, not the pipe wall.
What a sewer camera inspection costs in Ashburn.
Why we’re at the house decides which price you pay. On its own, the line often has to be cleared before the camera can see anything, and that’s what moves the number.
- Sewer camera inspection, added to a visit$89
- Sewer camera inspection on its own$500 to $1,700
A locator on the camera head marks the spot and its depth on the ground, so if something needs fixing you know where. If the line is fine, nobody talks about digging.
Comfort+ membership is $199 a year for four visits: a dryer vent cleaning, a water heater flush with a sewer camera inspection, a heating maintenance visit and a cooling maintenance visit.
When to put a camera down the line in Ashburn.
Toilets gurgle while a truck works the street
Loudoun Water cleans its mains with jet and vacuum trucks, and the air they push can make toilets gurgle or even splash, more so where a house’s plumbing vent is weak. That’s the main being cleaned, not your line. Gurgling on an ordinary day is the kind worth a camera.
A newer house nobody has looked under
Plastic pipe doesn’t rust, but the trench it was laid in can settle and leave a sag that holds water and paper. If the line has never had a camera in it, nobody knows.
Water comes up the floor drain
When the washer empties and water rises in the basement floor drain, or a toilet gurgles while a sink runs, the main line isn’t carrying it all away. The camera shows why.
How to pick the best plumber for a sewer camera inspection in Ashburn.
Questions to ask anybody who offers to put a camera down your line, us included.
Can they hand over footage Loudoun Water will accept?
If the defect might be under the street, Loudoun Water asks for footage clearly showing where, with measurements. Without that, you’re left arguing over who pays for the dig.
Will they show you what the camera finds?
Ask to see it and to keep a copy. “It’s roots” with nothing to show for it is a guess, and a guess is a bad reason to dig up a yard.
Do they line and dig, or only one?
A company that only digs tends to see a dig, and one that only lines tends to see a liner. We do both, so the footage decides, not the truck.
What our customers say.
Nii is the best. He’s been to the house twice – once for a galvanized to PVC piping change-out, and another time for a badly clogged kitchen line that wouldn’t budge with my snake and a good bit of effort. Super nice guy, very skilled, fair, calm, etc. Exactly what you want in a plumber.

Sewer camera questions from Ashburn.
Does Loudoun Water care how my Ashburn line gets cleared?
It recommends a plumber with a power jetter, which it calls the most effective way to clear a blockage, and wants the line cleared all the way to the main, which also gives the camera a clean look at every joint.
If my Ashburn sewer line has to be dug up, who inspects it?
Loudoun County issues the plumbing permit and Loudoun Water inspects the repair: the plumber calls VA811 first, files a Lateral Inspection Request, uses Loudoun Water’s approved materials, and leaves the trench open until its inspector has seen the work.
How much does a sewer camera inspection cost in Ashburn?
$89 added to a visit we’re already making, $500 to $1,700 booked on its own. The difference is clearing: a visit just for the camera often has to clear the line first.
Should I get a sewer camera inspection before I buy a house?
If the house is older or has big trees out front, yes. A standard home inspection usually doesn’t include one, and in most of Northern Virginia the line from the house toward the street is the owner’s to fix.
