What’s different in Ashburn

Ashburn dryer vents: newer houses, longer runs.

About seven in ten Ashburn homes went up after 2000, and more than a third are townhouses. A lot of them were built with the laundry on the bedroom floor, which sends the dryer vent sideways over a ceiling or up through the roof, and every extra foot and elbow is one more place for lint to settle.

Our own photos come from here. The before and after shots on our dryer vent cleaning page were taken in an Ashburn house near One Loudoun, and the packed hose behind the dryer in another one was off Russell Branch Parkway.

Ashburn’s own volunteer fire company keeps its advice short. Ashburn Volunteer Fire and Rescue says to clean the dryer vent at least once a year, the whole run to the outside, and passes on the U.S. Fire Administration’s word on what it should be made of: metal, which handles heat better than plastic or foil accordion duct and is less likely to sag where lint gathers.

Brambleton is the newest part, with the median house built in 2011 and nearly half of them townhouses, and One Loudoun is newer still. Broadlands is mostly single-family, built around 2004. Different ages, same job: the whole dryer vent line, dryer to hood.

What it costs

What dryer vent cleaning costs in Ashburn.

The same prices as everywhere we work: $298 for dryer vent cleaning on its own, $199 when it’s added to an air duct cleaning, and included every year with Comfort+ membership at $199 a year.

  • Dryer vent cleaning, on its own$298
  • Dryer vent cleaning, added to an air duct cleaning$199
  • Comfort+ membership, dryer vent cleaning every year included$199 a year

The price covers the whole dryer vent line, from the back of the dryer to the hood outside, with camera photos of what we find, a dated invoice, and before and after photos of your line when we can get a clear shot. Anything past the cleaning, like a new hose or a guard on the hood, you get the price first.

With Comfort+ membership, $199 a year covers the dryer vent cleaning every year, plus a water heater flush with a sewer camera inspection, a heating maintenance visit and a cooling maintenance visit, and we tell you when each one is due.

When it’s due

When a dryer vent needs cleaning in Ashburn.

Your HOA wants the receipt

Some Ashburn associations want a yearly dryer vent cleaning on record. Hand them the dated invoice we leave, plus photos of the line before and after, when we can get a clear shot.

It’s a townhouse dryer vent

A townhouse dryer vent runs a long way to reach the outside, often to the roof or across a ceiling to the back wall. A long run fills faster than a short one, so once a year matters more here.

The house is newer, the dryer vent isn’t clean

A 2005 house has run twenty years of laundry through its dryer vent, often a long run from an upstairs laundry room, and plenty have never been cleaned end to end.

Questions to ask anybody who quotes you, us included.

  1. Will they get to a hood on the roof?

Brambleton is about half townhouses and Loudoun Valley Estates more than half, and plenty of their dryer vents end on the roof or high on a back wall. A company that cleans only what it can reach from the laundry room leaves the end that clogs alone, so ask how they get to the hood.

  2. Do they clean the whole line, end to end?

Brushing the first few feet from the laundry room isn’t a dryer vent cleaning. Ask whether they clean from the back of the dryer to the hood outside, and how they get the lint out of the house instead of pushing it further down.

  3. Do they show you what’s inside the line?

Camera photos of the inside of your dryer vent line are how you know it needed cleaning, and before and after photos are how you know the job was done. Ask to see them, and for a dated invoice if your HOA wants proof.
