What’s different in Springfield

Springfield dryer vents leave low in the old houses and high in the townhouses.

In a lot of Springfield’s older houses the laundry is on the lowest floor and the dryer vent leaves through the wall a foot or two above the ground. North Springfield and Kings Park are mostly detached houses built before 1980, so that’s the setup we expect there. A short run is good news. The catch is the dryer vent hood outside, sitting right where mulch, leaves, a shrub or a winter’s snow can hold the flap shut.

Try this while the dryer runs: walk outside and find the hood. If the flap barely lifts, or you can’t find it behind the bushes, the airflow problem is out there, not in the dryer.

The townhouses are the other half of town. About four in ten West Springfield homes are townhouses, in a place built mostly in the 1960s and 70s, and so are half of Newington Forest’s, where most went up in the 1980s and 90s. There the dryer vent line often climbs up through the house or tracks along a ceiling before it finds the outside, so lint has farther to go and more places to settle, and the hood can sit two floors up. Say where yours comes out when you book, and the right ladder comes on the van.

Springfield proper holds most of the town’s condos, about a quarter of its homes, and a third of them are rented. For a condo, find out first whether the dryer vent line is yours or the association’s. For a rental, a dryer vent cleaning between tenants, with the dated invoice in the file, is an easy habit to keep.

What it costs

What dryer vent cleaning costs in Springfield.

The same prices as everywhere we work: $298 for dryer vent cleaning on its own, $199 when it’s added to an air duct cleaning, and included every year with Comfort+ membership at $199 a year.

  • Dryer vent cleaning, on its own$298
  • Dryer vent cleaning, added to an air duct cleaning$199
  • Comfort+ membership, dryer vent cleaning every year included$199 a year

The price covers the whole dryer vent line, from the back of the dryer to the hood outside, with camera photos of what we find, a dated invoice, and before and after photos of your line when we can get a clear shot. Anything past the cleaning, like a new hose or a guard on the hood, you get the price first.

With Comfort+ membership, $199 a year covers the dryer vent cleaning every year, plus a water heater flush with a sewer camera inspection, a heating maintenance visit and a cooling maintenance visit, and we tell you when each one is due.

When it’s due

When a dryer vent needs cleaning in Springfield.

The hood is at ground level

When the dryer vent leaves the house just above the grade, the flap outside clogs first: leaves in the fall, drifted snow in the winter, a nest in the spring. A stuck flap chokes the airflow even when the line behind it is clean.

The hose behind the dryer is old

Older houses often still have a foil or plastic accordion hose behind the dryer. It crushes, it sags where lint collects, and fire departments tell people to use metal instead.

Towels take two cycles

The first thing most people notice. When the dryer vent is packed, the damp air has nowhere to go, so the clothes stay wet and the dryer runs hot.

Fairfax County

Fairfax County Fire and Rescue tells every household to clean the lint out of the dryer vent pipe once a year, sooner if clothes are taking longer to dry, and to have a gas dryer checked by a professional. Source.

Questions to ask anybody who quotes you, us included.

  1. Do they go outside and clear the hood too?

On a Springfield house with the dryer vent hood near the ground, the flap is where the blockage usually is, along with any screen somebody added to keep critters out, which traps lint. A dryer vent cleaning that never goes outside misses it.

  2. Do they clean the whole line, end to end?

Brushing the first few feet from the laundry room isn’t a dryer vent cleaning. Ask whether they clean from the back of the dryer to the hood outside, and how they get the lint out of the house instead of pushing it further down.

  3. Do they show you what’s inside the line?

Camera photos of the inside of your dryer vent line are how you know it needed cleaning, and before and after photos are how you know the job was done. Ask to see them, and for a dated invoice if your HOA wants proof.

Questions

Dryer vent cleaning questions from Springfield.

My dryer vent comes out right at ground level. Is that a problem?

Not by itself; it’s common in Springfield’s older houses. The trouble is what piles up against it. Keep the flap clear of mulch, leaves and snow, and if it’s behind a shrub, trim back enough for the flap to swing open. The hood gets checked as part of every dryer vent cleaning we do.

Where does the dryer vent come out on a Newington Forest townhouse?

It depends on where the laundry is. Some come out through the roof, some high on the back wall, some low beside the deck. We can reach all three; just say which when you book, and whether there’s a deck or a fence right under it.

Is the dryer vent in a 1950s North Springfield house different?

Usually it’s shorter and simpler: the dryer sits near an outside wall on the lowest floor and the line runs a few feet to the hood. The weak spots are the hose behind the dryer and the flap outside. A short line still packs with lint, just more slowly, so once a year still makes sense.

How much does dryer vent cleaning cost in Springfield?

$298 booked on its own, $199 added to an air duct cleaning, and included every year with Comfort+ membership at $199 a year.
