Smells and sounds a kitchen shouldn’t have
A Springfield kitchen with a stuffy dining room, a hood that seems weak, or a pilot that keeps blowing out is often a make-up air problem, not a hood problem.

How it’s priced
No two buildings are alike, so we don’t publish one number for them. More on what we cover on our commercial HVAC and refrigeration page.
Rooftop unit, split system or walk-in repair
Priced in writing at your building, before any work
Rooftop unit replacement, crane lift included
Priced per building, in writing
Spring and fall maintenance for a building
Priced per building, by the units on it
A rooftop unit replacement turns on the tonnage, the curb it sits on, and whether it goes up by crane. We look at all three before you get a number.
Maintenance is priced by the units on the building, spring for cooling and fall for heating, so the visit count matches what you actually run.
What’s different in Springfield
Springfield’s commercial stock is working buildings: restaurants and strip retail along Backlick Road and Franconia Road, auto shops and light industrial space in the pockets off Loisdale Road and Industrial Drive, and offices near the Franconia-Springfield area. The calls we get here are less about comfort and more about whether the kitchen or the shop can open.
The one that surprises owners is make-up air. A kitchen exhausts a lot of air through the hood, and a make-up air unit puts it back. When the blower on one Springfield restaurant’s unit died, the dining room started smelling like gas. Nothing was leaking: with no air coming in, the brick oven was pulling air backwards down its own flue. We replaced the blower motor and belt, and the smell went with it. If your dining room smells like gas, call the gas company first, then check the make-up air.
Walk-ins here run old. The same restaurant’s beer cooler had an R-22 compressor that we replaced, and a produce walk-in from the late 1990s needed a leaking connection brazed and a corroded service valve fixed. R-22 is gone from production, so a box that old is a repair-or-replace conversation every time, and we put both options in writing.
Auto shops are the other Springfield regular. We’ve worked on a shop’s pair of gas furnaces, the kind that heat a bay with the door opening all day, and set the shop up on our commercial membership so both get a look every year before the cold hits. A shop furnace sees dust and fumes a house furnace never does.
The signs
A Springfield kitchen with a stuffy dining room, a hood that seems weak, or a pilot that keeps blowing out is often a make-up air problem, not a hood problem.
A rooftop unit that short-cycles, trips its breaker or blows warm on a hot afternoon usually has a failing compressor, a bad capacitor or a coil choked with dirt. Caught early it’s a repair, not a crane day.
Virginia’s food code wants cold food held at 41°F or below. A walk-in drifting above that, frost on the evaporator or fans that stopped spinning means a call now, before the inventory goes.

Choosing who services it
Questions to ask anybody who bids on your building’s HVAC, us included.
Ask whether the tech has fixed make-up air and exhaust fans on a restaurant roof. Kitchen airflow fails in ways an office unit never does.
On a commercial job the number should be on paper before anyone touches the unit, with the parts, labor and any crane spelled out. A time-and-materials surprise is the thing to avoid.
One company for the comfort cooling, the heat and the refrigeration means one call when something stops. Ask whether the same crew handles all three.
