One locked unit can be a loop problem
In a Reston building on a shared loop, a heat pump that keeps tripping often points back to flow or loop temperature. Fix the unit alone and the next one in line trips tomorrow.

How it’s priced
No two buildings are alike, so we don’t publish one number for them. More on what we cover on our commercial HVAC and refrigeration page.
Rooftop unit, split system or walk-in repair
Priced in writing at your building, before any work
Rooftop unit replacement, crane lift included
Priced per building, in writing
Spring and fall maintenance for a building
Priced per building, by the units on it
A rooftop unit replacement turns on the tonnage, the curb it sits on, and whether it goes up by crane. We look at all three before you get a number.
Maintenance is priced by the units on the building, spring for cooling and fall for heating, so the visit count matches what you actually run.
What’s different in Reston
Reston has more mid-rise office and mixed-use buildings than most of Northern Virginia, around Reston Town Center, Sunrise Valley Drive, Sunset Hills Road and the Wiehle-Reston corridor. A lot of buildings of that kind, though not all, heat and cool with water source heat pumps: many small units, one in each suite or zone, all tied to a shared water loop on the roof or in the mechanical room.
We ran into that on an after-hours call at a Reston cafe. A water source heat pump had locked out, so the space was losing its heat on a cold March night. Those units trip on a safety when the water flow, the temperature or the pressure on the loop goes off, and they stay locked until someone finds why and resets them. Resetting alone gets you a few hours. We found what tripped it, cleared it and left the unit running.
That is the thing to know about a loop. When one suite’s heat pump keeps locking out, the cause is often not the unit but the loop it shares: flow, strainers, loop temperature. A tech who only swaps the heat pump will be back. On a loop building, the tenant calls us, but the answer sometimes lives with the landlord or the building engineer, and we will say so and tell them what to look at.
Retail and restaurants in Reston’s smaller centers are more often plain rooftop units or splits, and the calls look more like anywhere else. We handle those too. If you aren’t sure what your suite runs on, a nameplate photo is enough to start.
The signs
In a Reston building on a shared loop, a heat pump that keeps tripping often points back to flow or loop temperature. Fix the unit alone and the next one in line trips tomorrow.
A rooftop unit that short-cycles, trips its breaker or blows warm on a hot afternoon usually has a failing compressor, a bad capacitor or a coil choked with dirt. Caught early it’s a repair, not a crane day.
Virginia’s food code wants cold food held at 41°F or below. A walk-in drifting above that, frost on the evaporator or fans that stopped spinning means a call now, before the inventory goes.

Choosing who services it
Questions to ask anybody who bids on your building’s HVAC, us included.
Reston has plenty of them, and many companies only do rooftop units. Ask if they diagnose a lockout down to the loop, not only swap the unit.
On a commercial job the number should be on paper before anyone touches the unit, with the parts, labor and any crane spelled out. A time-and-materials surprise is the thing to avoid.
One company for the comfort cooling, the heat and the refrigeration means one call when something stops. Ask whether the same crew handles all three.

Questions
Yes. We have answered an after-hours water source heat pump lockout at a Reston cafe, and we run 24/7 emergency service for commercial calls. A loop or tenant-side cause is something we look for on the way.
Usually it depends on your lease. The heat pump in your suite is often yours to service, the shared loop the building’s. We tell you which one failed, and our commercial page has the rest.
