Mostly townhouses and condos, nearly half on electric heat: that’s Reston’s ductwork.
Reston is heating-and-cooling country for us: HVAC is a bigger share of our work here than in any other town where we work regularly, and so is duct cleaning. Most of it happens in attached homes. Single-family houses are the minority here, about two in ten homes; townhouses make up about three in ten, and condo and apartment buildings are the biggest single group.
Each of those keeps its system somewhere different, and that decides where the work is. A Reston condo usually has a compact air handler behind a closet door feeding a handful of short runs, and the building’s shared pieces, like a common return or an exhaust shaft, are the condo association’s. A cluster townhouse tucks its air handler into a closet, up in the attic or down in the basement, and leans on one or two oversized returns per floor, which is where dust piles up first. The single-family houses are bigger, and a house with two systems gets two cleanings, one per air handler.
Heating splits nearly down the middle. Gas warms about half of Reston’s owner homes and electricity nearly all the rest, and in Reston’s townhouses and condos electric heat usually means a heat pump. That machine moves air through your ducts twelve months a year, in long, slow cycles, so the ductwork here never gets an off season.
Ages are mixed as well: roughly four of every ten homes predate 1980, a similar share arrived in the 1980s and 1990s, and around two in ten are newer than 2000. The older clusters usually still run their original sheet metal, which has carried more than forty years of air through every renovation and air handler swap since. Do they look before they quote?
Ask whether they’ll put a camera in and show you photos of what’s inside first. A price given at the door, sight unseen, is a price for the average house, not yours.
Do they clean the returns, or only the supply vents?
The returns are the big grilles that pull air back to the system, and they’re the side that collects dust. A job that only counts supply registers leaves half the system alone.

Does duct cleaning in Reston need Reston Association approval?
No. RA’s design guidelines cover changes to the outside of your home, and duct cleaning is all inside. Its general rule is that exterior alterations need approval unless a guideline or your cluster’s standards say otherwise, so an outside change, like a new dryer vent hood in a different spot, is the thing to check first.
Will you clean the ductwork in a Reston condo?
Yes. In most Reston buildings the unit’s ductwork and air handler belong to the owner, and a condo system cleans up faster than a house. Why does the house smell like burning dust the first cold morning?
That’s usually the electric backup heat: coils inside the air handler that sat idle all summer collecting dust, and cook it off the first time they switch on. It should clear the same day. If it lingers, or smells electrical rather than dusty, turn the system off and call us; that’s a repair visit, not a duct cleaning.

Is it worth it?
Sometimes, and the camera photos are how you find out. If the duct walls are furred over, cleaning takes that out of the loop your air runs through, and the before and after are obvious.
