What’s different in Reston
Boilers are rare in Reston. Homes here heat with a gas furnace or with electricity, and the ZIP code tells you which. About seven in ten owners heat with gas in 20190, and about two in three in 20194. In 20191, around Hunters Woods and South Lakes, it flips: about six in ten heat with electricity.
Electric heat in a 20191 house most often means a heat pump in the yard and an air handler in a closet or attic, holding backup heat strips; a few skip the heat pump and run the strips alone, an electric furnace. Nearly half of 20191’s homes went up in the 1970s, so that air handler is rarely the first one.
North Point and the rest of 20194 went up almost all at once: more than eight in ten homes there date from the 1980s and 90s. Their first furnaces are mostly long gone, and the replacements are often high-efficiency models that vent through plastic pipe and make water. A clogged condensate trap, a failed pump or a pressure switch that won’t close leaves those as cold as a worn-out igniter.
In 20190, more than half the homes are in condo and apartment buildings. The furnace or air handler in a unit’s closet is usually the owner’s to fix, while the building may own the flue, the gas piping or the roof the heat pump sits on; the condo documents draw that line. What you’d notice
A high-efficiency gas furnace drains water while it heats, and in a Reston townhouse or condo that water often leaves through a small pump in the same closet. When the pump or its line fails, water spreads across the floor, and in a stacked condo it heads for the ceiling below. Shut the furnace off, mop up and call.
A few minutes of cool air in winter is a defrost cycle, and that’s normal. Cool air all the time, or emergency heat running all day, is a call.
The burners fire and go out a few seconds later, over and over. That’s usually a dirty flame sensor, and cleaning it takes about ten minutes.

Choosing who fixes it
Questions worth asking anybody who comes out, us included.
In an all-electric Reston house the strips in the air handler are the only backup, and a burned-out one hides until the coldest night. Ask whether the tech reads each strip’s current draw.
Flame sensors, igniters and control boards all have a going rate. A tech who can’t tell you the number before starting is asking you to find out afterwards.
Getting the burners lit is half a heating call. Ask whether they check the flue and test for carbon monoxide while the panel’s open.
A big repair on a furnace past 15 or 20 years deserves a replacement price next to it. A good tech puts both numbers in front of you and lets you choose.
