What’s different in Springfield

Springfield heats with gas furnaces, except the heat pump corner around Newington.

Gas runs the heat in most of Springfield: six in ten owners across town, close to nine in ten in Kings Park and North Springfield. Those houses date from the 1950s, 60s and 70s, so the furnace in the basement or the utility room is rarely the first one. Plenty are on their third or fourth, still pushing air through ductwork that was installed with the house.

A furnace dropped into an older house inherits what the house gave the last one: a one inch filter slot, a return smaller than today’s blowers want, a long run to the far bedroom. When a furnace trips on its high limit, runs a few minutes, stops and starts again, restricted airflow is usually behind it, and a new part won’t cure that. A clean filter and a blower wheel cleaning, $300 to $440, often will.

The Newington end of town is the exception. Three in four Newington Forest owners heat with electricity, and close to six in ten in Newington, which usually means a heat pump with an air handler and electric strips as backup. A heat pump that can’t keep up on a cold morning hands the job to those strips, and you notice it on the electric bill before you feel it in the house.

West Springfield, mostly 1960s and 70s with about four in ten homes townhouses, is two thirds gas. In those townhouses the furnace tends to be tucked into a closet or a corner of the basement, and the repair goes quicker when the tech can get both hands on it.

What you’d notice

What a failing furnace in Springfield usually does.

It trips off on the coldest nights

A furnace runs longest when it’s coldest, and a starved return or a clogged filter lets the heat exchanger get hot enough for the limit switch to shut the burners down. It cools, relights and trips again. Change the filter first; if it keeps doing it, call.

It lights, then shuts off

The burners fire and go out a few seconds later, over and over. That’s usually a dirty flame sensor, and cleaning it takes about ten minutes.

It won’t light at all

No glow, no flame. A cracked igniter is the usual part, and on a high-efficiency furnace a clogged condensate line can stop it cold too.

Choosing who fixes it

How to pick the best furnace repair company in Springfield.

Questions worth asking anybody who comes out, us included.

  1. Will they measure the airflow before replacing parts?

In a 1960s Springfield house, a furnace that keeps tripping is often an airflow problem wearing a parts costume. Ask for the temperature rise across the furnace and the static pressure to be measured before anybody sells you a second limit switch.

  2. Will they price the part before they fix it?

Flame sensors, igniters and control boards all have a going rate. A tech who can’t tell you the number before starting is asking you to find out afterwards.

  3. Do they look at the venting, not just the flame?

Getting the burners lit is half a heating call. Ask whether they check the flue and test for carbon monoxide while the panel’s open.

  4. Do they know when a repair isn’t worth it?

A big repair on a furnace past 15 or 20 years deserves a replacement price next to it. A good tech puts both numbers in front of you and lets you choose.

Questions

Heating repair questions from Springfield.

Does a gas furnace swap in Springfield need a permit?

Yes. Every Springfield ZIP is Fairfax County, and the county wants a permit for any gas furnace swap, like for like included, with a chimney vent certification to go with it. Replacing a heat pump in Newington Forest goes through the county’s mechanical permit instead.

Is AUX HEAT on my Newington Forest thermostat a problem?

Not when it’s cold out. AUX is the electric strips helping the heat pump, and it should come and go. If it stays lit all day in 40 degree weather, or the outdoor unit is frosted over and never clears, the heat pump needs a look.

What changes when a Springfield house goes from an old furnace to a high efficiency one?

Three things. The new furnace exhausts through PVC out a side wall instead of up the chimney; it makes condensate that needs a floor drain or a small pump; and the gas water heater is left alone on the chimney, which then needs checking and sometimes a liner. It’s a bigger job than a straight swap, and the quote should say so.

How much does furnace repair cost in Springfield?

The diagnostic visit is $99. A flame sensor cleaned is $95 to $180; an igniter or flame sensor replaced, $240 to $410; a control board, $550 to $1,180; a blower motor, $670 to $2,400.

Should I repair it or replace it?

Fix the small parts on almost anything. Before a big repair on an old furnace, look at the replacement number: a furnace alone, keeping the air conditioner you have, runs $4,285 to $14,040 installed, and the HVAC estimator gives your number in about a minute.
