Where you land in the range is mostly depth and length: how far the house sits from the main, how deep the line runs, and whether it crosses a driveway, a walk or a big tree’s roots.

Lining the old pipe instead of digging is quoted off the footage once the camera has been through it, so there’s no lining number on this page. When a line can be lined, we price both and you pick.

What’s different in Springfield

In Springfield the line you’re replacing may run under a parking court.

Springfield is mostly detached houses, with townhouses close to a third of the homes, and the two get dug very differently. A North Springfield rambler from the 1950s has a lawn between the house and the street, so the trench runs through grass and we plan around the shrubs and the walk. A Newington Forest townhouse is a short run to a court that an association owns, and the hard part is who has to say yes.

Fairfax County puts the whole sewer lateral on the owner, out to the main and under the street. Fairfax Water says the same about the service pipe on your side of the meter: repair or replacement is yours, at your cost. In practice that means two bills from one yard. If the sewer is coming up, ask about the water line while the equipment is on site, because the second trench in the same lawn is the expensive part.

The water side tends to show first in the oldest streets. North Springfield houses went up with steel supply pipe that closes down over decades, and a service line from the same years is a fair suspect when pressure drops all through the house. A new line from the meter is $3,500 to $8,000, and the county’s leak adjustment can soften a bill from a break you couldn’t see.

Most roads in the county are VDOT’s, so a lateral under Old Keene Mill Road or Backlick Road takes a state permit as well as the county’s. The courts in the townhouse communities are different: many are private streets, and the association usually wants notice, a flagger and the asphalt patched back to match before anyone cuts it.

By the numbers

Springfield houses, by the numbers

From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.

Springfield

  • Built before 1980about 6 in 10 Census
  • Built since 2000about 1 in 10 Census
  • Most homes aresingle-family houses, about 6 in 10 Census
  • Heated withgas, about 6 in 10 Census
  • Rentedabout 2 in 10 Census
  • Houses from before 1980 usually went in with clay or cast iron sewer pipe and galvanized or copper water lines. Clay joints let roots in; galvanized rusts from the inside until the pressure drops.
  • Most homes here are detached houses, each with its own line to the street, so a longer front yard means a longer line and a bigger dig.

When it’s time

When a Springfield sewer or water line needs replacing.

The water bill went up and nothing is dripping

A meter that keeps turning with every tap shut points at a leak outside the house. In Springfield that is often a water line from the 1960s, and it’s cheaper to find it with a locator than with a shovel.

The pipe is as old as the house

Lines laid before 1980 were often clay, cast iron or galvanized steel. Each of those wears out on its own clock, and by now many of them have been in the ground fifty years or more.

The trees have grown up

A maple planted when the house was new is now big enough to send roots after the water in a sewer line. Roots get in at the joints and keep coming back after every cleaning.

Choosing who replaces it

How to pick who replaces a sewer or water line in Springfield.

Questions to ask anybody who quotes you a line replacement, us included.

  1. Did they say who patches the street or the court?

Under VDOT pavement or a private court the patch isn’t optional, and it isn’t always in the number. Get the paving, the permit and the cleanup in writing.

  2. Did they show you the camera footage before the price?

A line replacement quoted without a camera is a guess at what’s down there. Ask to see the break, the sag or the roots, and where on the line they sit.

  3. Did they price sewer line repair by digging and by lining, side by side?

Some lines can be lined in place, some can’t. The installer who quotes only one way, without saying why the other won’t work, is the one to question.

Questions

Sewer and water line questions from Springfield.

Is the water line from the street to my Springfield house mine?

The part on your side of the meter is. Fairfax Water’s rules put repair and replacement of that pipe on the customer. The meter and the main are theirs. If you have an unknown leak on your line, ask them about the leak adjustment after it’s fixed.

Can you do the sewer and water in one trench in a Springfield yard?

Sometimes, when the two lines leave the house on the same side and the water line is old steel or leaking. Often they come in at opposite corners, and then it’s two shorter digs. We mark both before you decide.

How much is sewer line replacement in Springfield?

Dug up and replaced, $7,500 to $9,000, with the permit and putting the yard back in that number. A water service line from the meter to the house is $3,500 to $8,000. Where you land depends on depth, length and what sits on top of the line.

Do I need a camera inspection before replacing the line?

Yes. The camera shows whether it’s one bad joint we can repair, a run we can line, or a pipe that has to come out. Added to a visit we’re already on it’s $89.
