What’s different in Springfield

A 1968 Springfield house is on its second or third pair, and pairs come due together.

The typical owner home across Springfield went up in 1968, and close to six in ten of all homes here predate 1980. Furnaces and air conditioners each last something like fifteen to twenty years, which puts a 1968 house on its second or third set. When the last set went in on the same day, both halves have logged identical winters and summers since, and when one quits, the other is rarely more than a summer or a winter behind.

Date yours before deciding. Pull the furnace’s front panel and its rating plate shows a manufacture date, or a serial number that hides one; the sticker on the outdoor unit works the same way. If both are from the mid 2000s or earlier, every repair on either one buys less time than the last.

Kings Park, North Springfield and Ravensworth are close to nine in ten gas and mostly single-family houses, and plenty of them got central air years after they were built, on ductwork drawn for heat. The one easy time to improve that ductwork is when the furnace comes out: with the cabinet gone, the return and the filter rack can be rebuilt bigger, which plenty of these houses could use. Ask for it priced as its own line.

West Springfield, two thirds gas with close to four in ten homes townhouses, is the same job in a tighter room: furnace and coil in a basement utility room, the outdoor unit in a row out back. Newington Forest is the exception. About three in four owners there heat with electricity, so most houses there have an air handler with electric strips where a furnace would stand, and replacing that means a heat pump system, a different line on the price list.

What it costs

What a new furnace and AC costs in Springfield.

$8,898 to $23,000 installed for a furnace and air conditioner replaced together, 2 to 5 ton, from the same price book as our estimator. Where you land depends on the size of the house, the efficiency you pick, and what the ductwork and venting need.

  • Furnace and AC together, installed$8,898 to $23,000
  • Furnace alone, keeping your AC$4,285 to $14,040
  • Heat pump system instead$8,499 to $21,650

The HVAC replacement estimator gives your house its own number. Then we measure, and the price is in writing before anything is ordered.

When it’s time

When replacing both makes sense in Springfield.

The basement got finished around the furnace

Plenty of 1960s Springfield basements were finished long after the house was built, and the furnace ended up in a closet framed around it, with the main duct boxed into a soffit. Whatever replaces the pair must clear that closet’s door with room left to service it, and the finished rooms count when it’s sized.

Third system, original ducts

An older house is usually on its third system, still on ductwork laid out for the first. We check the ducts and venting before sizing the new one.

The AC died and the furnace is the same age

A new outdoor unit needs a matching coil, and on a gas system the coil sits on the furnace. If the furnace is as old, do both and open that closet once.

Fairfax County requires a permit to replace any gas appliance, even like for like: a gas water heater, furnace or boiler. Replacing a fuel-burning appliance also needs a chimney vent certification. Source.

Fairfax County asks for an A2L refrigeration system certification with the permit for any heat pump or air conditioner that runs on the newer A2L refrigerants. Source.

Choosing who installs it

How to pick who replaces your furnace and AC in Springfield.

Ask every company that quotes the job, us included.

  1. Will they rebuild the return while the furnace is out?

In a Kings Park or North Springfield house that got its cooling later, the return is often the bottleneck. Ask whether the quote includes measuring static pressure and enlarging the return, or only setting new equipment where the old sat.

  2. Do they size it to the house, or copy the old label?

The old size is a guess somebody made years ago. Ask whether they measure the house and check the ductwork first. Too big short cycles; too small runs all afternoon in August.

  3. Is the whole job in the written price?

Furnace, outdoor unit, matching coil, refrigerant lines, thermostat, permit and hauling the old one away. If it isn’t on the paper, ask.

  4. Already holding another company’s quote?

Our free second opinion looks at the system you were quoted on and tells you what it actually needs, with our price if you want it.

Rich did a great job. We hit it off very well. He was on time, and we promptly gathered the necessary measurements. He explained all the details. He prepared the estimate while at the house. This work is for a HVAC full replacement.

Questions

Furnace and AC replacement questions from Springfield.

Both halves of my Springfield system date from 2004. Should I wait for one to fail?

Price it now and decide calmly. Our HVAC replacement estimator puts a range on your house first, and if something breaks before you’re ready, the $99 diagnostic visit prices the fix and a replacement side by side.

Should a Kings Park house get a bigger system, since the AC came later?

Not by default. Since those houses were built, many have had new windows, more attic insulation or a finished basement, each changing what the house needs. A load calculation sets the size, and bigger equipment on ducts drawn for heat mostly gets louder.

How much does a new furnace and AC cost in Springfield?

$8,898 to $23,000 installed for the pair, by size and efficiency. A furnace alone, keeping your AC, is $4,285 to $14,040. The HVAC replacement estimator gives your house its own number.

Do I have to replace both at the same time?

No. If the AC is young and only the furnace failed, replace the furnace. If they’re the same age, do both: a new outdoor unit needs a matched coil, and one built for the old refrigerant isn’t rated for the new one.
