What’s different in McLean

In McLean the ducts date from 1975 and the systems are on their third round.

Across McLean’s two ZIP codes the median owner home was built in 1975, and in 22101 the 1950s, 60s and 70s together account for more than half of all homes. A house from those years is on its third system at the least. What hasn’t been replaced is the ductwork, sheet metal trunks and branches laid out for the first system and carried over to every one since, so a new pair inherits whatever air path it’s handed.

That’s why a full system job here starts with the ducts and the return. A house that has added rooms since it was built often has more supply registers than its original return can feed, and even a correctly sized system runs short of air on a starved return. We measure it before quoting, and it can change what gets quoted.

The Census puts the median 22101 home at nine rooms or more, and a house that size often runs two systems, a basement pair for the main floors and an attic pair for the bedrooms. Each is its own furnace, coil and outdoor unit, priced on its own. If both went in the same year, they’ve had the same years of wear, and it’s worth pricing the second while the first is being measured.

22102 keeps a different calendar. Its biggest building decade was the 2010s, more than a fifth of all its homes, and systems that new are years from replacement. Its owner homes still have a 1981 median, so plenty of 22102 houses are on their second or third pair too.

What it costs

What a new furnace and AC costs in McLean.

$8,898 to $23,000 installed for a furnace and air conditioner replaced together, 2 to 5 ton, from the same price book as our estimator. Where you land depends on the size of the house, the efficiency you pick, and what the ductwork and venting need.

  • Furnace and AC together, installed$8,898 to $23,000
  • Furnace alone, keeping your AC$4,285 to $14,040
  • Heat pump system instead$8,499 to $21,650

The HVAC replacement estimator gives your house its own number. Then we measure, and the price is in writing before anything is ordered.

When it’s time

When replacing both makes sense in McLean.

Both systems came with a 2000s house

About one home in twelve in 22101 went up in the 2000s. In one still on its builder’s two systems, both furnaces and both outdoor units are seventeen to twenty-six years old. That’s the age to price both pairs before one of them picks a July weekend to quit.

The AC died and the furnace is the same age

A new outdoor unit needs a matching coil, and on a gas system the coil sits on the furnace. If the furnace is as old, do both and open that closet once.

The outdoor unit runs on R-22

The label on its side names the refrigerant. R-22 hasn’t been made or imported in the US since 2020, so a leak gets expensive. Replace it on your schedule, not in July.

Fairfax County requires a permit to replace any gas appliance, even like for like: a gas water heater, furnace or boiler. Replacing a fuel-burning appliance also needs a chimney vent certification. Source.

Fairfax County asks for an A2L refrigeration system certification with the permit for any heat pump or air conditioner that runs on the newer A2L refrigerants. Source.

Choosing who installs it

How to pick who replaces your furnace and AC in McLean.

Ask every company that quotes the job, us included.

  1. Did they give each system its own line?

In a two-system McLean house, the basement and attic pairs may differ in age and size. A quote with a line for each lets you replace the worse pair now and plan the other, instead of one number for both.

  2. Do they size it to the house, or copy the old label?

The old size is a guess somebody made years ago. Ask whether they measure the house and check the ductwork first. Too big short cycles; too small runs all afternoon in August.

  3. Is the whole job in the written price?

Furnace, outdoor unit, matching coil, refrigerant lines, thermostat, permit and hauling the old one away. If it isn’t on the paper, ask.

  4. Already holding another company’s quote?

Our free second opinion looks at the system you were quoted on and tells you what it actually needs, with our price if you want it.

Questions

Furnace and AC replacement questions from McLean.

Our McLean house heats with a boiler. What does replacing the air conditioning cost?

A boiler house has no furnace, so its cooling is an outdoor unit and an air handler of its own, usually in the attic. One way to replace that pair is a heat pump system, $8,499 to $21,650 installed, which also gives the attic ducts some heat to carry in spring and fall while the boiler keeps the winter.

Is the ductwork in a 1970s McLean house good enough for a new system?

Usually the sheet metal itself is sound after fifty years. What gets checked is the return and the joints: whether the return is big enough for the system the house needs now, and whether the seams in the basement and the attic leak air into spaces nobody uses.

How much does a new furnace and AC cost in McLean?

$8,898 to $23,000 installed for the pair, by size and efficiency. A furnace alone, keeping your AC, is $4,285 to $14,040. The HVAC replacement estimator gives your house its own number.

Do I have to replace both at the same time?

No. If the AC is young and only the furnace failed, replace the furnace. If they’re the same age, do both: a new outdoor unit needs a matched coil, and one built for the old refrigerant isn’t rated for the new one.
