Warm Potomac nights and 2004 subdivisions: why Triangle pairs wear out together.
Triangle’s air conditioners keep working after dark. NOAA’s 1991 to 2020 normals for the Quantico Marine Corps Air Station, 3.8 miles away by the Potomac, put July’s average low at 70.7 degrees against 66.8 at Dulles Airport, and count 1,512 cooling degree days a year to Dulles’s 1,233. Those warm nights keep the outdoor unit cycling toward morning. On July 22, 2011, heat indices up to 118 were measured at Quantico.
That’s twenty-some summers on the original equipment. 915 of Triangle’s 2,089 owner homes went up from 2000 through 2009, and County plats for Moncure Woods, The Reserve at Potomac Crest and Garrison Woods, off Quantico Gateway Drive, date from 2004. Houses finished the same season usually got the same furnace and condenser, and they’re wearing out side by side. If both rating plates say 2004 or thereabouts, get the pair priced.
Not every pair is due. 356 owner homes went up from 2010 through 2019 and 55 more since 2020, Quantico Hills Overlook, platted in 2016, among the newest; systems that young usually earn a repair. The older streets run the other way: Thomasson Crossing dates from 1988 and the Graham Park plats from 1950, so a pair there is a replacement already, sometimes on ducts laid out before central air. On the base itself, Liberty Military Housing owns and maintains family housing, so on-post residents call their housing office.
Summer storms strain the outdoor half too. On August 10, 2022, a thunderstorm blew down several trees in Triangle near Route 1, Cabin Road and Locust Shade Drive. After one like that, look before you switch the cooling back on: a limb on the top grille, a dented cabinet, copper lines pulled loose at the wall. If anything looks off, leave it off and call us to check the whole system.
Triangle houses, by the numbers
From the Census Bureau’s 2020 to 2024 survey, owner-occupied homes unless it says otherwise.
Triangle
- Median home built2003 Census
- Built before 1980about 4 in 10 Census
- Built since 2000about 5 in 10 Census
- Most homes aresingle-family houses, about 6 in 10 Census
- Heated withgas, about 8 in 10 Census
- Rentedabout 4 in 10 Census
- Many houses here still run the builder’s furnace and AC, and the two tend to wear out together.
- Most homes here heat with gas, so the usual pair is a gas furnace inside and an air conditioner outside, with the coil sitting on the furnace.

When replacing both makes sense in Triangle.
It runs from supper to sunrise and the upstairs stays warm
On a 2000s Triangle system that usually means lost capacity: a tired compressor, a slow refrigerant leak or a coil packed with dirt. A $99 diagnostic finds which. If it’s the compressor, or a leak on an R-22 unit, price the pair.
Both halves went in with the house
Plenty of houses built since 2000 still run the builder’s furnace and AC. They wear out on about the same schedule, so when one goes, price the pair.
The AC died and the furnace is the same age
A new outdoor unit needs a matching coil, and on a gas system the coil sits on the furnace. If the furnace is as old, do both and open that closet once.

Prince William County
Prince William County lists any work that alters a home’s heating and air conditioning as permit work, but swapping an electric furnace, heat pump or air conditioning condensing unit for the same type of unit in the same spot is an ordinary repair that needs no permit. Source.
Prince William County requires a permit to replace a gas or propane furnace or a gas appliance such as a water heater, even like for like. Replacing an electric water heater with one the same size in the same spot needs no permit. Source.
How to pick who replaces your furnace and AC in Triangle.
Ask every company that quotes the job, us included.
Did they look at the disconnect and the breaker?
A new outdoor unit may want a different breaker than the 2004 one, and the disconnect box beside it has weathered the same twenty years. Ask whether the quote covers both.
Do they size it to the house, or copy the old label?
The old size is a guess somebody made years ago. Ask whether they measure the house and check the ductwork first. Too big short cycles; too small runs all afternoon in August.
Is the whole job in the written price?
Furnace, outdoor unit, matching coil, refrigerant lines, thermostat, permit and hauling the old one away. If it isn’t on the paper, ask.
Already holding another company’s quote?
Our free second opinion looks at the system you were quoted on and tells you what it actually needs, with our price if you want it.
What our customers say.
Moises and Oscar did a superlative job doing a custom installation of a new HVAC unit in a tight basement space. And they then took the time to go over system operation. Top tier job and service in all respects!

Furnace and AC replacement questions from Triangle.
My Quantico Hills Overlook house is under ten years old and the AC quit. Replace it?
Probably not. At that age a furnace and air conditioner usually have plenty left, and a failure that young is most often a part: a capacitor, a motor, a control board. Start with the $99 diagnostic.
With gas in the house, should the new AC be a heat pump?
With gas in about three Triangle owner homes in four, a heat pump in the air conditioner’s spot can carry the mild months while the furnace takes the coldest nights; that’s dual fuel. An all-electric heat pump system runs $8,499 to $21,650 installed, and the HVAC replacement estimator prices each option.
How much does a new furnace and AC cost in Triangle?
$8,898 to $23,000 installed for the pair, by size and efficiency. A furnace alone, keeping your AC, is $4,285 to $14,040. The HVAC replacement estimator gives your house its own number.
Do I have to replace both at the same time?
No. If the AC is young and only the furnace failed, replace the furnace. If they’re the same age, do both: a new outdoor unit needs a matched coil, and one built for the old refrigerant isn’t rated for the new one.
