A bigger house is more drains on one line
When the laundry, the dishwasher and a second shower are going at once, a partly closed branch shows itself. If the downstairs shower fills while the washer drains upstairs, stop running water and call.

What it costs
Where the clog sits decides the price. A sink, tub or shower drain is one fixture. When every drain in the house is slow or water comes up the lowest one, it’s the main line, and that’s a bigger machine and a longer run.

If the main line clogs again inside a year, or the cable comes back with roots, a camera look for $89 on the same visit tells you whether it’s a clog or a broken pipe. We show you the picture either way.
Comfort+ membership is $199 a year for four visits: a dryer vent cleaning, a water heater flush with a sewer camera inspection, a heating maintenance visit and a cooling maintenance visit.
What’s different in Triangle
Triangle has two eras. About 17 in 100 homes went up before 1960, on streets platted as long ago as 1946, like Carborough Heights, then Graham Park in 1950 and Amidon in 1955. Another 49 in 100 have been built since 2000, and 1,140 of the Census place’s 3,444 homes were built from 2000 to 2009 alone. The median owner home is from 2003. Ask which side of that line you’re on, because the answer says what we expect to find.
On the older streets the kitchen is the tight room: small, original, with a pipe behind the wall that has carried dishwater for seventy years. Grease and coffee grounds settle in a narrowed line, and a slow sink there is a pipe closing, not one bad night. A cable reopens it. We’d say so if a camera is the better next step, so you aren’t paying for clearing the same pipe every year.
The 2000s houses are bigger, and bigger houses have more drains. A kitchen with a disposal and a dishwasher, three bathrooms and a laundry room put more fixtures on each branch than a 1950s house had in total. It’s PVC, so it doesn’t rust or narrow. What closes it is hair, grease, wipes and the things children drop into toilets. Usually one visit, and then a short list of what to keep out.
About 37 in 100 Triangle homes are rented, and 1 in 6 is in a small multi-unit building. If you’re renting, Virginia law has the landlord keep the plumbing and sanitary facilities in good and safe working order, so report a slow drain in writing and let them decide who clears it. If you own the building and a tenant just moved out, that is a good time to cable the lines while the units are empty.

Which clog it is
When the laundry, the dishwasher and a second shower are going at once, a partly closed branch shows itself. If the downstairs shower fills while the washer drains upstairs, stop running water and call.
New PVC rarely fails, so in a house this young a clog is almost always something that went down: wipes, grease, a toy. One clearing usually ends it.
If the kitchen sink backs up but the bathroom drains fine, the clog is in that branch, usually grease or food in the kitchen, hair and soap in a tub. That’s a one-fixture clearing.

Choosing who clears it
Questions to ask anybody who offers to clear a drain, us included.
A 1950s kitchen line and a 2005 one clog for different reasons and want different tools. Whoever asks the year before quoting is planning the job, not guessing at it.
You should hear whether it’s a one-drain clearing or the main line, and the price for it, before anybody feeds a cable in. A price that shows up after the work is a bad sign.
A clear drain doesn’t need a bottle of anything, and a single clog is not a reason to dig. If someone jumps to replacing the sewer line without a camera picture, get a second look.

Nii is the best. He’s been to the house twice – once for a galvanized to PVC piping change-out, and another time for a badly clogged kitchen line that wouldn’t budge with my snake and a good bit of effort. Super nice guy, very skilled, fair, calm, etc. Exactly what you want in a plumber.

Questions
Tell your landlord in writing. Virginia has the landlord keep the plumbing in good and safe working order. If they ask you to arrange it, call us, tell us you’re the tenant, and we’ll send the price in writing before anyone starts.
Less often, but yes. A 2000s house has plastic pipe that doesn’t rust, so it clogs only from what goes in: grease, wipes, hair. One clearing usually ends it. If a newer line clogs twice in a year, a camera, $89 on the same visit, looks for a low spot.
One clogged sink, tub or shower drain is $200 to $800. A main line backing up into the house is $550 to $1,650. Where the clog is and how far down it sits moves the number inside that range.
Better not. The strong ones can sit in the trap, damage older pipe, and splash back on whoever opens the drain next. Try a plunger on a sink or tub, and if that doesn’t move it, call.
