What it costs

What drain cleaning costs in Clifton.

Where the clog sits decides the price. A sink, tub or shower drain is one fixture. When every drain in the house is slow or water comes up the lowest one, it’s the main line, and that’s a bigger machine and a longer run.

If the main line clogs again inside a year, or the cable comes back with roots, a camera look for $89 on the same visit tells you whether it’s a clog or a broken pipe. We show you the picture either way.

Comfort+ membership is $199 a year for four visits: a dryer vent cleaning, a water heater flush with a sewer camera inspection, a heating maintenance visit and a cooling maintenance visit.

What’s different in Clifton

A Clifton drain call is either a house from the 1940s or earlier, or one from the 1980s.

There are two Cliftons for drains, and they barely overlap. Inside the town, around Main Street and Chapel Road, the typical owner’s house dates from 1945 and more than half predate 1960. The town was chartered in 1902, and some of those frame houses have been added onto more than once. A kitchen that was moved to the back in 1960, a bathroom slipped into a porch: each addition tied a new drain into the old one, usually with a long, shallow run.

Those long runs are where the trouble is. An old branch that crosses a crawlspace or a basement ceiling for twenty feet with barely any fall will hold grease and paper, and a cable has to turn through several fittings to get past them. We go in slowly, ask where the additions are, and tell you before we start when the pipe may be an older material that doesn’t like a hard cutter.

Around Springstone Drive and Union Mill Road it is a different house entirely: about nine in ten homes in that Census tract went up in the 1980s. Pipe that age is plastic, so the clog here is nearly always something that went down: grease from a kitchen with a disposal, hair in a tub, a wipe. One clearing ends it, and the cable comes back with the answer.

Whichever Clifton you live in, the lowest drain in the house is the one to watch. When it slows, don’t wait for it to back up. Our job is the drains inside the house, from the fixture to the first cleanout or wall, and we’ll tell you where we stop. If the trouble is past that point, we’ll say that too and show you what the cable found.

By the numbers

Clifton houses, by the numbers

From the Census Bureau’s 2020 to 2024 survey, owner-occupied homes unless it says otherwise.

The Fairfax County side of 20124

Clifton mail outside the town: five- to ten-acre lots in the Occoquan watershed on Clifton, Compton and Yates Ford Roads, mostly on septic, and the 1980s subdivisions off Springstone Drive and Union Mill Road on county sewer.

ZIP 20124 as a whole, the Town included: its own homes are too few for steady Census figures.

  • Median home built1988 Census
  • Built before 1980about 1 in 10 Census
  • Built since 2000about 1 in 10 Census
  • Most homes aresingle-family houses, about 8 in 10 Census
  • Heated withgas, about 6 in 10 Census
  • Rentedabout 1 in 10 Census
  • Houses from the 80s and 90s mostly drain through PVC, so a main line clog there is usually what went down it, or a low spot in the yard.

Which clog it is

One slow drain, or the whole house backing up in Clifton.

A drain in a house with additions has more turns than you think

Every turn in an old drain is a place for grease or paper to catch. If the kitchen slows after the family room was built, the new branch may be what’s catching. Tell us the year of the addition and we’ll go in with that in mind.

Only one sink or tub is slow

If the kitchen sink backs up but the bathroom drains fine, the clog is in that branch, usually grease or food in the kitchen, hair and soap in a tub. That’s a one-fixture clearing.

Water comes up the lowest drain

When the washer drains and water shows up in a basement shower or floor drain, or flushing a toilet bubbles the tub, the clog is past the branches in the main line. Stop running water until it’s cleared.

Choosing who clears it

How to pick the best plumber for drain cleaning in Clifton.

Questions to ask anybody who offers to clear a drain, us included.

  1. Do they ask about additions before pushing a cable?

In an older Clifton house, ask whether the plumber wants to know where the kitchen and baths have been added. It tells them where to expect turns and older pipe.

  2. Do they price it before they run the cable?

You should hear whether it’s a one-drain clearing or the main line, and the price for it, before anybody feeds a cable in. A price that shows up after the work is a bad sign.

  3. Do they push chemicals or a new line on the first visit?

A clear drain doesn’t need a bottle of anything, and a single clog is not a reason to dig. If someone jumps to replacing the sewer line without a camera picture, get a second look.

Questions

Drain questions from Clifton.

One drain in my Clifton house is slow and the rest are fine. Is that a clog?

Almost always. A single slow fixture means a clog in its own branch, and a cable through that fixture usually ends it. If every drain is slow, or the lowest one rises, that is a bigger job, and we’ll tell you which before we start.

Can you clear a cast iron kitchen drain in a very old house without damaging it?

Usually, with the right cutter. We start with the smallest head that will open the line and stop if the pipe feels soft or flaky, and we show you why.

How much does drain cleaning cost in Clifton?

One clogged sink, tub or shower drain is $200 to $800. A main line backing up into the house is $550 to $1,650. Where the clog is and how far down it sits moves the number inside that range.

Should I pour a drain cleaner in first?

Better not. The strong ones can sit in the trap, damage older pipe, and splash back on whoever opens the drain next. Try a plunger on a sink or tub, and if that doesn’t move it, call.
