What it costs

What drain cleaning costs in Round Hill.

Where the clog sits decides the price. A sink, tub or shower drain is one fixture. When every drain in the house is slow or water comes up the lowest one, it’s the main line, and that’s a bigger machine and a longer run.

If the main line clogs again inside a year, or the cable comes back with roots, a camera look for $89 on the same visit tells you whether it’s a clog or a broken pipe. We show you the picture either way.

Comfort+ membership is $199 a year for four visits: a dryer vent cleaning, a water heater flush with a sewer camera inspection, a heating maintenance visit and a cooling maintenance visit.

What’s different in Round Hill

Round Hill’s hard water builds a different kind of tub clog.

The Town’s own pages call Round Hill’s well water hard, with a lot of calcium. For a drain, that has one practical effect. Soap in hard water doesn’t dissolve, it forms curds, a gray paste that sticks to the pipe and to whatever hair is already there. A Round Hill tub or shower that drains slower every month is often packed with that paste a foot or two below the stopper, which is why a bottle of drain cleaner rarely finishes the job.

Nearly six in ten homes in the ZIP went up since 2000, in the Villages of Round Hill, Stoneleigh and the other neighborhoods the Town lists outside its limits. Almost nine in ten are detached, and the typical owner home is from 2004. Their kitchen lines run on a disposal and a dishwasher every day, and the clog there is grease and starch more than anything else. A cable clears it, and the jetter takes the film off the pipe walls.

The old center is on Loudoun Street and Main Street, and fewer than one house in ten in the ZIP predates 1960, so they’re a small group with big differences. An older house there can have cast iron in the oldest rooms and plastic added later. The washer drain, the kitchen and the first-floor bath often meet at one point, and the cast iron there is where scale collects. We cable slowly and read what comes back.

In between, nearly three in ten homes date from the 1980s and 90s. By now those have had thirty years of hard-water soap going down them. If the tub and bathroom sink are both slow, the bath’s branch is closing. If the kitchen is fine and the shower is slow, the cleanout isn’t the problem. The cable tells us which, and we say so.

  • Built since 2000about 6 in 10 Census

  • In houses built since 2000 the kitchen line clogs first: grease cools in it and builds up a little every week.

Which clog it is

One slow drain, or the whole house backing up in Round Hill.

The tub that never quite empties

If the water in a Round Hill tub goes down but leaves a ring and takes ten minutes, that’s soap curds and hair narrowing the pipe. Pulling the stopper helps for a week. Clearing the line past the trap is what ends it.

A newer house that clogs anyway

New PVC rarely fails, so in a house this young a clog is almost always something that went down: wipes, grease, a toy. One clearing usually ends it.

Only one sink or tub is slow

If the kitchen sink backs up but the bathroom drains fine, the clog is in that branch, usually grease or food in the kitchen, hair and soap in a tub. That’s a one-fixture clearing.

Choosing who clears it

How to pick the best plumber for drain cleaning in Round Hill.

Questions to ask anybody who offers to clear a drain, us included.

  1. Do they clear the line, or just the stopper?

A stopper cleaning is a good first step, but hard-water soap sits below it. Ask whether the plumber puts a cable past the trap, and whether you get to see what came back.

  2. Do they price it before they run the cable?

You should hear whether it’s a one-drain clearing or the main line, and the price for it, before anybody feeds a cable in. A price that shows up after the work is a bad sign.

  3. Do they push chemicals or a new line on the first visit?

A clear drain doesn’t need a bottle of anything, and a single clog is not a reason to dig. If someone jumps to replacing the sewer line without a camera picture, get a second look.

Questions

Drain questions from Round Hill.

Does Round Hill’s hard water hurt my drain pipes?

Not the pipe itself, mostly. What it does is turn soap into a sticky paste that builds up inside the drain and holds hair. A water softener cuts that down. Until then, a periodic clearing is cheaper than a stuck tub.

My Round Hill house is on Main Street and over a hundred years old. Can you clear its drains?

Yes. We use a smaller cable on old cast iron, feed it slowly, and stop if the pipe flakes. Then we tell you what we saw and whether a camera is worth the extra look.

How much does drain cleaning cost in Round Hill?

One clogged sink, tub or shower drain is $200 to $800. A main line backing up into the house is $550 to $1,650. Where the clog is and how far down it sits moves the number inside that range.

Should I pour a drain cleaner in first?

Better not. The strong ones can sit in the trap, damage older pipe, and splash back on whoever opens the drain next. Try a plunger on a sink or tub, and if that doesn’t move it, call.
