What it costs

What drain cleaning costs in Fort Belvoir.

Where the clog sits decides the price. A sink, tub or shower drain is one fixture. When every drain in the house is slow or water comes up the lowest one, it’s the main line, and that’s a bigger machine and a longer run.

If the main line clogs again inside a year, or the cable comes back with roots, a camera look for $89 on the same visit tells you whether it’s a clog or a broken pipe. We show you the picture either way.

Comfort+ membership is $199 a year for four visits: a dryer vent cleaning, a water heater flush with a sewer camera inspection, a heating maintenance visit and a cooling maintenance visit.

What’s different in Fort Belvoir

Around Fort Belvoir, who you call for a clogged drain depends on which side of the gate you live on.

Start with where you live. Inside the gate, family housing is run by The Villages at Belvoir, and its residents submit a service request, with emergency maintenance around the clock. If your home is one of those, that’s your first call, and we won’t tell you otherwise. Our work in the 22060 area is off post, where the house is a private home and the drain is yours.

The biggest off-post neighborhood is Cook Inlet, on Lake Parcel Drive, Prices Cove Lane and Stone Inlet Drive: 256 homes, 148 detached and 108 townhouses. They were built from 2002 to 2006, mostly in 2003 and 2004, and every one has a full basement. A basement means a bathroom or a laundry in the lowest room, and that is where a backed-up line announces itself first. The drains are PVC, so a clog there is what went down, not what grew.

Of Cook Inlet’s 256 homes, 83 are rented. For a renter, Virginia law has the landlord keep the plumbing and sanitary facilities in good and safe working order, so a slow basement drain goes to the landlord in writing, and we’ll send the price to whoever is paying. If you own, know that Fairfax County treats the whole lateral as yours, from the house to the county main, including the stretch under the street.

Backlick Road is the other kind of job. About fifteen older houses sit there, and eight have no basement at all. A slab or crawlspace house has no low room to warn you, so a drain that takes a long time to empty is the warning, and that’s what a cable is for. Older lines there can be cast iron or clay, which means a camera, $89 on the same visit, is worth having once before you spend on anything bigger.

Which clog it is

One slow drain, or the whole house backing up in Fort Belvoir.

Know which side of the gate you’re on

On post, family housing goes through The Villages at Belvoir service requests. Off post, in Cook Inlet or on Backlick Road, the drain is a private one, and a call to us is the right one.

Only one sink or tub is slow

If the kitchen sink backs up but the bathroom drains fine, the clog is in that branch, usually grease or food in the kitchen, hair and soap in a tub. That’s a one-fixture clearing.

Water comes up the lowest drain

When the washer drains and water shows up in a basement shower or floor drain, or flushing a toilet bubbles the tub, the clog is past the branches in the main line. Stop running water until it’s cleared.

Choosing who clears it

How to pick the best plumber for drain cleaning in Fort Belvoir.

Questions to ask anybody who offers to clear a drain, us included.

  1. Do they ask whether you live on post?

Housing on the installation is handled by its housing partner, not a contractor you hire. A plumber who asks first isn’t dodging the job. They’re keeping you from paying for work that’s already covered.

  2. Do they price it before they run the cable?

You should hear whether it’s a one-drain clearing or the main line, and the price for it, before anybody feeds a cable in. A price that shows up after the work is a bad sign.

  3. Do they push chemicals or a new line on the first visit?

A clear drain doesn’t need a bottle of anything, and a single clog is not a reason to dig. If someone jumps to replacing the sewer line without a camera picture, get a second look.

Questions

Drain questions from Fort Belvoir.

I live in on-post family housing and my sink is slow. Can you clear it?

Submit a service request with The Villages at Belvoir first. They maintain family housing, and emergency maintenance is available around the clock. If you live off post, call us.

My Cook Inlet basement bathroom gurgles. What’s wrong?

The basement bath is the lowest fixture, so it shows a slowing main first. A cable from the cleanout usually opens it. If it returns, a camera will show whether the line sags before it leaves the house.

How much does drain cleaning cost in Fort Belvoir?

One clogged sink, tub or shower drain is $200 to $800. A main line backing up into the house is $550 to $1,650. Where the clog is and how far down it sits moves the number inside that range.

Should I pour a drain cleaner in first?

Better not. The strong ones can sit in the trap, damage older pipe, and splash back on whoever opens the drain next. Try a plunger on a sink or tub, and if that doesn’t move it, call.
