Off post at Fort Belvoir: basement trunks in Cook Inlet, ducts added later in Accotink.
Off post, most of the houses with Fort Belvoir mail sit in one subdivision Fairfax County calls Cook Inlet. The county’s records list 148 detached houses and 108 townhouses there, nearly all finished in 2002, 2003 or 2004, each two or two and a half stories over a full basement, and each with central air. In a house laid out like that the furnace and its blower usually stand in the basement, the main supply trunk runs along the basement ceiling, and the bedrooms are fed by risers that climb inside the walls. The camera goes in at both ends: where the trunk leaves the furnace, and at an upstairs register.
Twenty-odd years of filter changes are the history in those ducts, plus anything that happened in the basement since. Basements from those years often get finished later, and when one does, its supply runs get boxed into soffits and new branches get tapped off the old trunk, usually with flexible duct. Sawing and sanding with the blower on sends that dust everywhere the system reaches. If you know the basement was finished after you moved in, tell us; that’s the first branch we’d want a picture of.
The blower here doesn’t get much time off. NOAA’s 1991 to 2020 normals for Reagan National Airport, about 13 miles up the Potomac, count 40 days a year at 90 degrees or hotter and about 60 nights at freezing or below, and NOAA’s storm records note a heat index near 110 at Fort Belvoir in July 2011, June 2012 and August 2016. Air crosses the returns all summer and again all winter, which is why the return grilles and the filter rack are where the camera usually finds the most grey.
Accotink is the exception. Fairfax County dates most of the houses on Backlick Road to 1925 or 1978, about half of them stand without a basement, and gas isn’t available to nearly any of those lots. A house from the 1920s went up long before anybody had central air, so its ductwork came later, most often through the attic or a crawlspace, feeding a heat pump’s air handler. Tell us where yours lives when you book. On post, The Villages at Belvoir keeps up the heating and cooling in its homes, so residents there put in a service request with The Villages instead.
What duct cleaning costs in Fort Belvoir.
The same price book as our air duct cleaning page, for a home up to 2,000 square feet on one system. We look first: the tech takes a cover off, puts a camera in and photographs what’s in your ducts, then shows you, so you see their current condition before you decide. No charge, including when yours are fine. Then you get the price in writing, then we clean.
- Return Air Duct Cleaning$298
- Whole Home Air Duct Cleaning$598, regularly $798
- Whole Home Air Duct Cleaning with ActivePure Air Scrubber$1,798
- Dryer Vent Cleaning, on its own$298
- Dryer Vent Cleaning, added to a duct cleaning$199
A second system bills at 90 percent of the tier, because it’s isolated and cleaned on its own. The calculator on our air duct cleaning page does the arithmetic for a bigger house.
The dryer vent cleaning is the yearly one, and it’s in Comfort+ membership at $199 a year along with a water heater flush with a sewer camera inspection, a heating maintenance visit and a cooling maintenance visit.
When duct cleaning is worth it in Fort Belvoir.
Grey slats on the hallway return
In a two-story Cook Inlet house a couple of big return grilles pull air back for a whole floor. If those slats fur over a week after you vacuum them, the duct behind them is usually carrying more than you can see from the hall.
You just bought the place
You don’t know whether the last owners had three cats or ever took a register cover off. Most new owners want it done once, early, so they know what they’re starting with.
You’re seeing it at the registers
Grey fuzz on the register face, or dust back on the furniture a day after you wiped it. That’s the one people usually call about.
What the county says about dryer vents.
Fairfax County
Fairfax County Fire and Rescue tells every household to clean the lint out of the dryer vent pipe once a year, sooner if clothes are taking longer to dry, and to have a gas dryer checked by a professional. Source.
How to pick the best duct cleaning company in Fort Belvoir.
Questions to ask anybody who quotes you, us included.
Will they photograph an upstairs run, not only the basement trunk?
In a Cook Inlet house the trunk in the basement ceiling is the easy part to reach. The risers to the bedrooms climb inside the walls and go the longest without anybody looking. Ask for a photo from a second-floor register, before and after.
Do they look before they quote?
Ask whether they’ll put a camera in and show you photos of what’s inside first. A price given at the door, sight unseen, is a price for the average house, not yours.
Do they clean the returns, or only the supply vents?
The returns are the big grilles that pull air back to the system, and they’re the side that collects dust. A job that only counts supply registers leaves half the system alone.
Is the price for the whole system, in writing?
Ask what it covers: every supply and return, the main trunk, the blower compartment. The $59 mailbox coupon covers getting somebody into the attic.

Duct cleaning questions from Fort Belvoir.
The registers in my finished basement were added later. Do you clean those too?
Yes, every supply and return on the system, including the runs a remodel added. Those branches are often flexible duct hung between the joists above a drop ceiling, and the camera shows whether they were hung straight or sag where dust collects.
I rent out my Cook Inlet house. When should the ducts be done?
Between leases, with the rooms empty and every register within reach. In the 2020 Census, 83 of Cook Inlet’s 256 occupied homes were rented, and a dated invoice with the photos gives an owner a record of what the ducts looked like when the next tenant moved in.
How much does air duct cleaning cost in Fort Belvoir?
$598 for Whole Home Air Duct Cleaning, regularly $798, on a home up to 2,000 square feet with one system, $298 for Return Air Duct Cleaning, and $1,798 with an ActivePure air scrubber installed. A dryer vent is $298 on its own or $199 added to a duct cleaning.
Is it worth it?
Sometimes, and the camera photos are how you find out. If the duct walls are furred over, cleaning takes that out of the loop your air runs through, and the before and after are obvious. If the metal is clean, it isn’t worth doing and we’ll say so. The EPA’s position is that routine cleaning hasn’t been shown to prevent health problems, so we don’t sell it that way.
