What’s different in Clifton

Clifton houses are big, and their duct systems are sized to match.

Six in ten homes in 20124 have nine rooms or more, more than twice the Fairfax County share. A house that size usually has more than one trunk and often a second system, one serving the main floors and one the upstairs or the basement, and each system gets its own camera photos and its own line on the price. And in the Census tract around the town, 98 in 100 homes are detached houses, so every trunk, branch and return is the owner’s to look after; there’s no association shaft or shared riser to work around.

Nearly eight in ten Clifton homes went up between 1980 and 1999, so most systems still run on their original ductwork, three or four decades of returns pulling air through the same metal. In the 1980s subdivisions around Springstone Drive the furnace usually sits in the basement, with the main trunk hung under the first-floor joists. In the bigger houses on the acreage the second system often lives in the attic, where a flexible run can sag between the joists or get pinched under a box someone stored on it.

Inside the Town of Clifton the houses are mostly from the decades around 1900, built long before forced air. Their ductwork went in later, fitted into crawlspaces, closets and attics wherever it would go, and the Town’s own plan says the restoration work there started in the 1970s and hasn’t stopped. Sanding and plaster work with the system running sends that dust wherever the returns pull it, and the camera photos show how far it went.

A big house can also mean a long dryer vent, from a laundry room in the middle of the floor plan to an outside wall. Added to an air duct cleaning, the dryer vent cleaning is $199.

  • 1980s and 90s houses usually run one big central return for a whole floor, and it loads up fast.
  • Bigger single-family houses often run two systems, and each is its own cleaning.
What it costs

What duct cleaning costs in Clifton.

The same price book as our air duct cleaning page, for a home up to 2,000 square feet on one system. We look first: the tech takes a cover off, puts a camera in and photographs what’s in your ducts, then shows you, so you see their current condition before you decide. No charge, including when yours are fine. Then you get the price in writing, then we clean.

  • Return Air Duct Cleaning$298
  • Whole Home Air Duct Cleaning$598, regularly $798
  • Whole Home Air Duct Cleaning with ActivePure Air Scrubber$1,798
  • Dryer Vent Cleaning, on its own$298
  • Dryer Vent Cleaning, added to a duct cleaning$199

A second system bills at 90 percent of the tier, because it’s isolated and cleaned on its own. The calculator on our air duct cleaning page does the arithmetic for a bigger house.

The dryer vent cleaning is the yearly one, and it’s in Comfort+ membership at $199 a year along with a water heater flush with a sewer camera inspection, a heating maintenance visit and a cooling maintenance visit.

When it’s worth doing

When duct cleaning is worth it in Clifton.

The house just came out of a restoration

If walls were opened, floors sanded or plaster patched while the heat or air was running, the dust went into the returns. In Clifton’s older houses that’s common enough to check for, and the camera photos settle it before anybody prices a cleaning.

You just bought the place

You don’t know whether the last owners had three cats or ever took a register cover off. Most new owners want it done once, early, so they know what they’re starting with.

You’re seeing it at the registers

Grey fuzz on the register face, or dust back on the furniture a day after you wiped it. That’s the one people usually call about.

The dryer vent, locally

What the county says about dryer vents.

Town of Clifton

Clifton’s fire station is Fairfax County’s Station 16, on Chapel Road inside the town, so the county’s dryer advice is the town’s too: get the lint out of the dryer vent pipe once a year, or sooner if loads start drying slowly, and make sure the outside flap opens while the dryer runs. Source.

Choosing who cleans them

How to pick the best duct cleaning company in Clifton.

Questions to ask anybody who quotes you, us included.

  1. Will they find every return in an old house?

In a house that got its ductwork decades after it was built, a return can hide in a closet floor, a stair riser or a hallway ceiling. Ask to see on the camera photos which returns they found and cleaned, not just which registers they vacuumed.

  2. Do they look before they quote?

Ask whether they’ll put a camera in and show you photos of what’s inside first. A price given at the door, sight unseen, is a price for the average house, not yours.

  3. Do they clean the returns, or only the supply vents?

The returns are the big grilles that pull air back to the system, and they’re the side that collects dust. A job that only counts supply registers leaves half the system alone.

  4. Is the price for the whole system, in writing?

Ask what it covers: every supply and return, the main trunk, the blower compartment. The $59 mailbox coupon covers getting somebody into the attic.

Jamie and Aaron did a great job replacing our dryer exhaust duct. Showed up on time, worked hard, and cleaned up after everything was done. Impressed with their service.

Questions

Duct cleaning questions from Clifton.

Can you clean ducts in a historic Clifton house?

Yes. Nothing about the cleaning touches the outside of the house, so the Town’s Architectural Review Board doesn’t come into it. We take the register covers off by hand and put them back the way we found them, and the camera photos come first.

Our Clifton house has two systems. Do both need cleaning?

Not always. The camera photos are taken system by system, so if the attic system is clean and the basement one isn’t, only the basement one goes on the price. A quick count of the thermostats when you book tells us how many to plan for.

Is duct cleaning any different on a heat pump house?

The cleaning isn’t. What changes is the calendar: a heat pump runs the blower through every season, so the returns gather dust all year, and about half the owner homes around the town heat that way.

How much does air duct cleaning cost in Clifton?

$598 for Whole Home Air Duct Cleaning, regularly $798, on a home up to 2,000 square feet with one system, $298 for Return Air Duct Cleaning, and $1,798 with an ActivePure air scrubber installed. A dryer vent is $298 on its own or $199 added to a duct cleaning.

Is it worth it?

Sometimes, and the camera photos are how you find out. If the duct walls are furred over, cleaning takes that out of the loop your air runs through, and the before and after are obvious. If the metal is clean, it isn’t worth doing and we’ll say so. The EPA’s position is that routine cleaning hasn’t been shown to prevent health problems, so we don’t sell it that way.
