What’s different in McLean

Nine-room houses in 22101, condo towers in 22102.

McLean’s mail covers two very different kinds of home. In 22101 the median home has nine rooms or more, the top of the Census scale; across Fairfax County the median is 6.4. A house that size often carries two systems, one in the basement for the main floors and one in the attic for the bedrooms. Each has its own air handler, trunk and returns.

Age splits the same way. Nearly four in ten homes in 22101 went up in the 1950s and 60s, and more than one in ten since 2010. The older ones still run sheet-metal trunks through the basement ceiling. The newer ones mostly run flexible duct through the attic, often zoned with dampers so each floor answers to its own thermostat.

McLean is where we see boilers most. Hot-water heat is a regular part of our McLean heating work, far more than anywhere else we go. In a house heated by a boiler, any ductwork is there for the air conditioning alone, usually an air handler in the attic feeding registers in the ceilings.     The returns are the big grilles that pull air back to the system, and they’re the side that collects dust. A job that only counts supply registers leaves half the system alone.

  4. Is the price for the whole system, in writing?

We heat with a boiler. Do we have ducts to clean?

If the house has central air, yes: the ducts that carry the cooling, usually in the attic with registers in the ceilings. If it’s radiators or baseboard with window units, there’s nothing for us to clean, and we’ll tell you that on the phone instead of sending anyone out.

Do you clean ducts in Tysons condos?

Yes, the unit’s own system: the heat pump or fan coil in the closet and the runs to each room. A shared exhaust shaft or anything else serving the whole tower is the building’s to keep up, so check your condo documents for that part.
