What’s different in Lorton

Flex duct in Laurel Hill, sheet metal in Newington: two kinds of Lorton duct job.

Laurel Hill is the young part of Lorton. About six in ten of its homes went up after 2000, the median owner home in 2002, and houses from those years mostly carry their air through flexible duct hung off a short sheet-metal trunk: a wire coil inside a plastic liner, wrapped in insulation. Flex cleans up fine with a soft brush and plenty of suction. What the camera looks for along those runs is a sag between hangers, where dust settles, and a kink at a tight turn, which starves the room at the far end.

Newington, on Lorton’s north edge, is the older end. Its median home went up in 1981, more than half its homes are townhouses, and close to six in ten owners heat with electricity. In a townhouse of that age it usually means a heat pump air handler in a hall closet or the attic, a sheet-metal trunk, and a return grille or two pulling for a whole floor.     The returns are the big grilles that pull air back to the system, and they’re the side that collects dust. A job that only counts supply registers leaves half the system alone.

Does a newer Laurel Hill house need its ducts cleaned at all?

Not always, and the camera photos settle it. Flex runs in a house from the early 2000s can look nearly new or be lined grey for the first few feet past the air handler, and the difference is mostly how well the filter was kept. If yours look clean, we’ll say so and you keep your money.

Can you get to an air handler in a Newington townhouse closet?

Yes, that’s the usual setup there: the heat pump’s air handler in a hall closet or up in the attic, with a short trunk feeding a few registers on each floor. Clear the closet floor before we arrive, and if the unit is in the attic, say so on the booking and the tech brings a taller ladder.
