Lorton’s water is treated in Lorton, and it runs harder in winter than in summer.
By Fairfax Water’s own account, southern parts of the county are generally served by its Griffith plant, and Griffith sits right here in Lorton, drawing from the Occoquan Reservoir. It replaced the old Lorton treatment plant, which shut down in 2006. So the water filling a tank in Laurel Hill or Gunston mostly began as Occoquan water, not the Potomac water the north end of the county gets.
Griffith’s lab tested its finished water through 2025, and the hardness ran from 51 to 137 milligrams per liter, about 3 to 8 grains per gallon. It moved with the reservoir: 51 in July and August, 135 in November, 137 in January. That’s a little softer than the Potomac water up north, which peaked at 185, and still plenty to lay a crust of scale on the bottom of a tank for every year it goes undrained.
What sits under that scale depends on the street. In Laurel Hill, where better than eight in ten owners heat with gas, it’s usually a gas burner, and a gas tank with a thick layer crackles and pops as the water boils up through it. In Newington, where close to six in ten heat with electricity, it’s usually an electric tank, and the sediment piles up around the lower element until the element gives out. The flush clears the bottom either way.
The Lorton Census place in the middle of town has more than a third of its homes rented and a quarter of all its homes in condo and apartment buildings. If you own one of those units, the stretch between leases is the easy time for a flush, with nobody waiting on a shower, and the label on the tank tells you whether the money belongs in a flush or a replacement.

Why people in Lorton book a flush.
Showers go lukewarm halfway through
On an electric tank, the kind most Newington townhouses have, that’s often the lower element buried in sediment or already burnt out. Draining the tank clears what’s piled around it, and the tech tests the element while the tank is empty.
It pops or rumbles
That’s water boiling under a layer of sediment on the bottom of the tank. A flush clears it out.
Nobody knows when it was last done
Which is most houses. The drain valve at the bottom of the tank has usually never been opened.
How to pick who flushes your water heater in Lorton.
Questions worth asking anybody you call, us included.
Will they tell you when a flush isn’t worth it?
On an original tank that’s never been drained, opening the valve can be what starts a leak. A good tech reads the label and looks at the bottom of the tank first, and tells you plainly if the money belongs toward a replacement instead.
Do they check the anode rod and test the relief valve?
The anode is the part that corrodes so the tank doesn’t, and the relief valve is the tank’s safety valve. A flush that skips both is just draining water.
On a tankless, do they pump descaler through it?
A real descale isolates the heater at its service valves and pumps solution through the heat exchanger, then rinses it and cleans the inlet screen.

Water heater flush questions from Lorton.
How hard is the water in Lorton?
Moderately hard. Fairfax Water’s Griffith plant, which serves the south end of the county, measured 51 to 137 milligrams per liter in 2025, about 3 to 8 grains per gallon. Once a year suits water like that, tank or tankless; a softener ahead of a tankless stretches the time between descales.
Is a flush worth it on a Laurel Hill tank from around 2002?
Usually not. A tank that old has outlasted most of its kind, and the flush money does more toward the replacement. If yours is newer, say from a swap in the last ten years, a flush at $99 is the cheap way to get more years out of it.
Can you flush a water heater in a Lorton condo or townhouse closet?
Yes. The hose runs to the washer’s standpipe or a floor drain, and where neither is close we carry the water out a bucket at a time. A closet tank sits over a pan, and the pan gets a look too.
How much does a water heater flush cost in Lorton?
$99 right now for a tank, normally $199, with a whole-home plumbing check. A tankless descale is $300 right now, regularly $350. Comfort+ membership, $199 a year, includes the flush every year.
