Falls Church runs on Washington Aqueduct water, and it hardens through the fall.
On January 3, 2014, Fairfax Water bought the City of Falls Church’s water system and took over the City’s contract with the Washington Aqueduct along with it: up to 31 million gallons a day from the Army Corps of Engineers’ two Potomac plants. Its 2026 water quality report still maps most of Falls Church, the City and the county streets around it, as the area that typically drinks Potomac water from the Aqueduct’s Dalecarlia and McMillan plants.
The Aqueduct’s own 2025 lab report puts that water at 96 to 187 milligrams per liter, 5.6 to 10.9 grains per gallon, and it moves with the river: the two plants tested softest in May and June and hardest in December. A tank lives with all twelve months of it, so we plan for December, not May. Fairfax Water’s own two plants supply Bailey’s Crossroads instead, at 3.0 to 10.8.
Where the heater sits decides where the flush drains. In West Falls Church and Lake Barcroft, mostly single-family houses from the late 1950s, the heater stands on the basement floor with a drain somewhere close, long since swapped for a newer one. In the City’s newer buildings and the condos of Seven Corners and Bailey’s Crossroads it’s a closet heater, and the drain water goes to the laundry sink or a bucket, carried out a few gallons at a time.
Maintenance-plan visits are a bigger part of our Falls Church work than anywhere else we work regularly. The flush is one of those visits: Comfort+ includes a water heater flush with a sewer camera inspection every year, along with a heating and a cooling maintenance visit.

Why people in Falls Church book a flush.
It hasn’t been drained since spring
The Aqueduct’s plants tested hardest from October through December in 2025. A tank last flushed in May has been settling out the year’s hardest water ever since, and the start of the heating season is a natural time to drain it.
It lives in a condo closet
We flush it into a bucket or the laundry drain, not across the floor, and check the pan under it while we’re there.
It pops or rumbles
That’s water boiling under a layer of sediment on the bottom of the tank. A flush clears it out.
How to pick who flushes your water heater in Falls Church.
Questions worth asking anybody you call, us included.
Do they set the descale schedule by your water?
Falls Church water didn’t drop below 5.6 grains per gallon at the Aqueduct’s plants in any month of 2025. Someone who reads that number puts a tankless here on a yearly descale, not a someday one.
Do they check the anode rod and test the relief valve?
The anode is the part that corrodes so the tank doesn’t, and the relief valve is the tank’s safety valve. A flush that skips both is just draining water.
On a tankless, do they pump descaler through it?
A real descale isolates the heater at its service valves and pumps solution through the heat exchanger, then rinses it and cleans the inlet screen.
What our customers say.
I had a really pleasant personal experience with Swiftpro when my water heater went out. The pricing was very reasonable compared to the many other HVAC companies I sought quotes from. I highly recommend them

Water heater flush questions from Falls Church.
Is Falls Church water hard enough to need a yearly flush?
Yes. Most of Falls Church typically gets Aqueduct water, 5.6 to 10.9 grains per gallon over 2025, and the Bailey’s Crossroads side gets Fairfax Water’s own at 3.0 to 10.8. That’s moderately hard to hard: flush a tank every year, and descale a tankless on the schedule its maker sets.
Did my water change when the City sold its system to Fairfax Water?
The company changed in January 2014. The source mostly didn’t: Fairfax Water kept the City’s Aqueduct contract, so most of Falls Church still drinks Potomac water treated at Dalecarlia and McMillan, the same Aqueduct that Arlington buys from.
How much does a water heater flush cost in Falls Church?
$99 right now for a tank, normally $199, with a whole-home plumbing check. A tankless descale is $300 right now, regularly $350. Comfort+ membership, $199 a year, includes the flush every year.
