What’s different in Herndon

Herndon’s water comes from the Potomac plant, and it’s hardest in the fall.

The Town of Herndon doesn’t make its own water. It buys it from Fairfax Water, and the Town’s 2025 report says Herndon gets it mostly from the Corbalis plant on the Potomac, the northern of Fairfax Water’s two plants. Corbalis water measured 70 milligrams per liter of hardness in May 2025 and between 169 and 185 from September through November, per Fairfax Water’s monthly lab sheet: about 4.1 grains per gallon at its softest and 10.8 at its hardest.

Every monthly reading that year sat at or above 4 grains, the mark where Navien puts a tankless heater without a softener on a yearly descale. A tank fares no better: the scale settles on the bottom as sediment, and a Herndon tank spends every fall heating the hard end of the range.

Each spring the Town opens its hydrants to flush the mains, and it warns that the water can come in briefly discolored and carrying some sediment; running the cold tap clears the line. Fairfax Water also swaps its usual chloramine for straight chlorine from April through July, which some people can taste. Whatever the hot side pulls in during those weeks has one place to settle: the bottom of the tank.

Inside the town, most owners heat with electricity and about half the homes are townhouses or in condo buildings, so a lot of these heaters are electric tanks in closets with no floor drain nearby. Those flush into a bucket or the washer standpipe, and the pan under the tank gets a look while it’s empty. Close to four in ten town homes are rented, and between tenants the closet is clear.

    The anode is the part that corrodes so the tank doesn’t, and the relief valve is the tank’s safety valve. A flush that skips both is just draining water.

  3. On a tankless, do they pump descaler through it?

    A real descale isolates the heater at its service valves and pumps solution through the heat exchanger, then rinses it and cleans the inlet screen.

Why does my hot water look rusty after the Town flushes the hydrants?

Spring flushing stirs up the mains, and the Town says the discoloration and sediment it brings are short-lived; run the cold tap until it clears. If the hot side stays cloudy after the cold runs clear, the tank has taken some of it in, and that’s a good time to book the flush.
