Kill the breaker before the cover comes off
If you open an electric tank’s cover to look, switch off its breaker first. The wires inside are live 240 volts, and the reset button only protects the tank.

Where the repair lands depends on the part: a thermocouple or an element is a short job, a gas control valve takes longer and costs more, and either way you see the number before we start.
Water coming out of the tank body itself can’t be repaired. That’s a replacement, and the installed prices for one are on our water heaters page.
What’s different in Herndon
Herndon is one of the few towns around here where electricity beats gas. About six in ten owners heat with it, against under four in ten on gas. The water heater follows the same pattern in a lot of houses, so the usual repair is an element, a thermostat or a reset, not a burner.
An electric tank has two elements, an upper and a lower, each with its own thermostat, all behind small metal covers. When the lower one burns out you get a little hot water and then cold. When the upper goes you get none. Either part is cheap next to a tank, and a tank that’s otherwise sound should be repaired, not replaced.
Condos and townhouses make up half the owner homes here, and the tank is often in a closet or a small room inside the unit. The breaker is in your panel, but the shutoff valve may be shared with the building. Before anyone closes a valve that feeds the next unit, call your association or building manager.
Older Herndon houses, the four in ten built before 1980, are a different story. The wiring to the tank may be undersized or the breaker mismatched, and a repair that keeps blowing a fuse is a wiring question, not a tank one. We’ll tell you which. The repair, if there is one, is priced in writing at the tank.

By the numbers
From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.

The signs
If you open an electric tank’s cover to look, switch off its breaker first. The wires inside are live 240 volts, and the reset button only protects the tank.
On a gas tank that’s usually the pilot, the thermocouple that keeps it lit, or the gas valve. On an electric tank, it’s usually an element or the reset that tripped.
A shower that goes cold in five minutes often means a failed lower element on an electric tank, or a tank so full of sediment that it heats far less water.

Choosing who does it
Questions to ask anybody who looks at your tank, us included.
A meter reading on each element tells you which is dead. Replacing both without testing is a guess.
A plumber who goes straight to replacement without testing the thermocouple, the valve or the elements may be selling you a tank you don’t need.
A repair that leaves a stuck relief valve or a bad vent connection behind isn’t finished. Ask what else they looked at while the cover was off.

I had a really pleasant personal experience with Swiftpro when my water heater went out. The pricing was very reasonable compared to the many other HVAC companies I sought quotes from. I highly recommend them

Questions
That’s the classic sign of a dead lower element on an electric tank, since only the top section is heating.
It’s a straightforward job for someone who works with 240 volts, with the tank drained below the element. If that’s not you, a quick visit costs far less than a mistake.
The visit to find what’s wrong is $49, $250 after hours. The repair is priced in writing at the tank, before we start, because a thermocouple and a gas valve are very different jobs.
Repair it when the tank is sound and a part failed. When the tank itself leaks, it’s a replacement, and we’ll show you where the water is coming from before you decide.
