Where the repair lands depends on the part: a thermocouple or an element is a short job, a gas control valve takes longer and costs more, and either way you see the number before we start.
Water coming out of the tank body itself can’t be repaired. That’s a replacement, and the installed prices for one are on our water heaters page.
What’s different in Great Falls
Almost half the homes in Great Falls have five bedrooms or more, and nearly all are detached. A house that size often has more than one water heater, or one big tank plus a second for a far wing or a basement suite. When one fails, the other keeps going, so the call is not no hot water but the upstairs shower is cold.
That’s a diagnosis job. We find which tank feeds which fixtures, because the labels on the pipes are rarely right after a renovation. Then we test that tank. Two tanks also tend to age together. If one needs a repair and its twin is the same age, we’ll say so, and you decide if you want both looked at while we’re there.
Fuel varies here more than in most towns. Under half of owners use utility gas, about four in ten use electricity, and roughly one in twelve is on propane. A propane tank works like a gas one, so the repairs are the same family of parts. If the propane tank outside has run low, an empty gauge looks like a dead heater.
Big houses on big lots also have long pipe runs, and many have a recirculation pump to bring hot water to the far bathrooms faster. If that pump or its check valve fails, you get cold water at the tap even when the tank is hot. We test the pump too, so you don’t pay for a tank repair that wasn’t the problem. Repairs are priced in writing at the tank.

The signs
If one floor has hot water and another doesn’t, the cause is often a second tank or a recirculation pump, not the main heater. Tell us which taps work.
On a gas tank that’s usually the pilot, the thermocouple that keeps it lit, or the gas valve. On an electric tank, it’s usually an element or the reset that tripped.
A shower that goes cold in five minutes often means a failed lower element on an electric tank, or a tank so full of sediment that it heats far less water.

Choosing who does it
Questions to ask anybody who looks at your tank, us included.
In a house with two heaters, the right repair depends on the right tank. Tracing the lines first avoids paying for the wrong fix.
A plumber who goes straight to replacement without testing the thermocouple, the valve or the elements may be selling you a tank you don’t need.
A repair that leaves a stuck relief valve or a bad vent connection behind isn’t finished. Ask what else they looked at while the cover was off.

Jim was very professional, knowledgeable and polite plumber. He installed a water heater for us. After the installation he educated us on the maintenance and the new set up. I strongly recommend Jim/SwiftPro. Plus SwiftPro price was very reasonable/20% below other estimates.
Questions
A long pipe run is the usual cause. If you have a recirculation pump, a weak pump or a stuck check valve is the next suspect.
Not always, but it’s worth a look at the second one while we’re there, so a second failure doesn’t catch you next month.
The visit to find what’s wrong is $49, $250 after hours. The repair is priced in writing at the tank, before we start, because a thermocouple and a gas valve are very different jobs.
Repair it when the tank is sound and a part failed. When the tank itself leaks, it’s a replacement, and we’ll show you where the water is coming from before you decide.
