Where the repair lands depends on the part: a thermocouple or an element is a short job, a gas control valve takes longer and costs more, and either way you see the number before we start.

Water coming out of the tank body itself can’t be repaired. That’s a replacement, and the installed prices for one are on our water heaters page.

What’s different in Sterling

Sterling’s tanks come from houses built in the 80s and 90s, and many are on their second or third.

The typical owner-occupied home in Sterling went up in 1979, and over half the rest date from 1980 to 1999. That is a different repair from the new Loudoun suburbs. A water heater here has probably been replaced once or twice already, and the plumbing around it, the shutoff valves, the dielectric unions, the vent, is older than the tank. A repair visit in Sterling often finds a bad part and a tired fitting next to it, and we point out both.

Fifty-seven in a hundred owners heat with gas and forty-two with electricity, a split as even as Loudoun gets. In the older Sterling Park houses, a gas tank still often vents up a masonry or metal chimney with a draft hood on top. If that chimney is cold, cracked or capped wrong, exhaust spills back into the room and the burner can shut off. The forty-two percent on electric tend to be in townhouses and condos, where an element or thermostat is the likely fault.

Over a third of homes are townhouses and more than one in seven is in a condo or apartment building, so a lot of tanks sit in closets on finished floors. The water comes from the Potomac, and the Potomac plant’s published hardness ran from about four to nearly eleven grains per gallon in 2025, which is moderate to hard. Scale on the elements and in the bottom of the tank is the normal result. Loudoun Water’s FAQ lists white flakes in the faucet screens as calcium from the water heater or bits of a dip tube.

Route 7 splits Sterling, and the drive from Cascades to Sterling Park is longer than people expect. When you call, tell us which side and which fuel, and we bring the right parts the first time.

By the numbers

Sterling houses, by the numbers

From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.

Sterling

  • Built before 1980about 2 in 10 Census
  • Built since 2000about 2 in 10 Census
  • Most homes aresingle-family houses, about 4 in 10 Census
  • Heated withgas, about 6 in 10 Census
  • Rentedabout 3 in 10 Census
  • Many houses here heat with electricity, and an electric water heater fails differently: an element, a thermostat or a tripped reset.
  • Many homes here are townhouses or condos with the tank in a closet over finished space, so a drip gets looked at quickly, before it reaches the ceiling below.

The signs

When a Sterling water heater needs a repair.

Feel the chimney draft

On a gas tank with a metal flue, hold your hand near the opening at the top of the tank while the burner runs. If warm air is coming into the room, call us before you use it again.

No hot water at all

On a gas tank that’s usually the pilot, the thermocouple that keeps it lit, or the gas valve. On an electric tank, it’s usually an element or the reset that tripped.

Hot water runs out fast

A shower that goes cold in five minutes often means a failed lower element on an electric tank, or a tank so full of sediment that it heats far less water.

Choosing who does it

How to pick who repairs a water heater in Sterling.

Questions to ask anybody who looks at your tank, us included.

  1. Did they check the flue and the fittings, not only the part?

On a tank in a house this old the vent and the shutoff valves are as likely to be the problem as the burner. Good repair work looks at all of them.

  2. Did they name the part before quoting a new tank?

A plumber who goes straight to replacement without testing the thermocouple, the valve or the elements may be selling you a tank you don’t need.

  3. Did they check the relief valve and the venting?

A repair that leaves a stuck relief valve or a bad vent connection behind isn’t finished. Ask what else they looked at while the cover was off.

Questions

Water heater repair questions from Sterling.

Is Sterling water hard on a water heater?

It is moderate to hard, based on the published Potomac range. Scale builds in the bottom of every tank over the years, so expect an element or a rumble sooner than you would with soft water.

My Sterling townhouse tank is electric. What usually fails?

An element, a thermostat or the reset. We test each with a meter at the tank and replace only what failed.

How much is water heater repair in Sterling?

The visit to find what’s wrong is $49, $250 after hours. The repair is priced in writing at the tank, before we start, because a thermocouple and a gas valve are very different jobs.

Should I repair my water heater or replace it?

Repair it when the tank is sound and a part failed. When the tank itself leaks, it’s a replacement, and we’ll show you where the water is coming from before you decide.
