Countryside cools with heat pumps, Cascades with an AC beside a furnace.
The machine outside a Sterling house changes with the neighborhood. In Countryside close to eight in ten owner homes heat with electricity, and around Sterling Park, south of Route 7, just over half do, so the outdoor unit is usually a heat pump that cools and heats. Cascades, Lowes Island, Oak Grove and Arcola go the other way, seven to nine in ten on gas: a plain air conditioner out back, wired to a furnace indoors.
Age runs on a different map. The part the Census calls Sterling, around Sterling Park, has a median owner home from 1979, where Loudoun County’s is 2003, so many of those houses are on their third or fourth system. Countryside, Cascades and Lowes Island are mostly 1980s and 90s, on their second or third. Arcola is the young end, its median home from 2017, and a compressor that new may still be under the manufacturer’s warranty, which takes that repair from $2,200 to $5,100 down to $1,900 to $2,500.
Summer here is a touch kinder than inside the Beltway. NOAA’s 1991 to 2020 normals for Dulles Airport, beside Sterling, count about 33 days a year at 90 degrees or hotter, against 40 at Reagan National, and July nights at Dulles run about five degrees cooler. Those 90-degree afternoons are when a weak run capacitor finally quits; replacing one is $240 to $370.
Around Dulles Town Center seven in ten homes are rented, so whoever books may be an owner or property manager. Tell us who approves the repair, and the price goes to them first.

Sterling houses, by the numbers

- Built since 2000about 2 in 10 Census
- Most homes aresingle-family houses, about 4 in 10 Census
- Heated withgas, about 6 in 10 Census
- Rentedabout 3 in 10 Census
- Electric heat here usually means a heat pump, so the outdoor unit works all year and an AC problem is often a heating problem waiting for January.

What a failing AC in Sterling usually does.
Still warm inside at sunrise
A July night at Dulles usually bottoms out near 67 degrees, cool enough for a working system to pull a Sterling house down by morning. If yours wakes up as warm as it went to bed, check the filter, then have the coil and capacitor looked at; refrigerant comes last.
The heat pump is icing up in summer
Ice on the outdoor lines in July means low refrigerant or starved airflow. Shut it off to thaw and call; running it iced can take out the compressor.
The air coming out is warm
Usually the outdoor unit has stopped running. A hum with no fan turning is almost always the run capacitor; silence while the thermostat calls is usually the contactor.
How to pick the best AC repair company in Sterling.
Questions worth asking anybody who comes out, us included.
Do they check the warranty before quoting a big part?
Much of Arcola’s equipment is under ten years old, and a manufacturer’s parts coverage often runs ten years on registered equipment. A tech should read the label, look up the coverage and tell you which price applies up front.
Do they publish prices?
A company that prints what a capacitor or a contactor costs has already told you the number. One that won’t say until the tech is in your driveway hasn’t.
Do they measure before they sell refrigerant?
A healthy system drops the air somewhere around 16 to 22 degrees across the indoor coil. Low refrigerant means a leak, and topping it up every summer is the expensive way to find that out.
Will they tell you when it’s the end of the road?
Some repairs aren’t worth doing on a 20-year-old system. The good answer shows you the repair price and the replacement price side by side and lets you pick.

AC repair questions from Sterling.
Do I need a permit to fix my AC in Sterling?
No. A repair takes no permit. A replacement goes through Loudoun County, since Sterling has no town government, and the fuel decides it: a gas furnace swapped with the AC needs a gas permit, while a like-for-like electric heat pump or AC in a house or townhouse usually falls under Virginia’s exemption for equipment that burns neither gas nor oil.
Is a Countryside heat pump from the early 2000s worth repairing?
More of our Sterling calls end in a full system replacement than in any other town where we work regularly. A Countryside heat pump from the early 2000s has worked every winter as well as every summer, so it carries more hours than an AC the same age. Small parts are still worth fixing; a defrost board is $450 to $1,150. A dead compressor, $2,200 to $5,100, is the point to price a new system beside the repair.
How much does AC repair cost in Sterling?
The diagnostic visit is $99. The common repairs: a run capacitor $240 to $370, a contactor $290 to $425, a condensate drain cleared $175 to $420, refrigerant topped up $190 to $740. A refrigerant leak repair runs $1,850 to $2,700.
Should I repair it or replace it?
Fix the cheap parts on almost anything. Think twice about a big repair on a system over 15 years old, and about any leak on an R-22 system. The HVAC estimator prices a new system in about a minute, so you can put the two numbers side by side.
