The unit was sized for the last tenant
In a Sterling flex building, a rooftop unit sized for an office can’t keep up once the back is full of racks or machines. If a suite never gets comfortable, ask about the load, not just the parts.

How it’s priced
No two buildings are alike, so we don’t publish one number for them. More on what we cover on our commercial HVAC and refrigeration page.
Rooftop unit, split system or walk-in repair
Priced in writing at your building, before any work
Rooftop unit replacement, crane lift included
Priced per building, in writing
Spring and fall maintenance for a building
Priced per building, by the units on it
A rooftop unit replacement turns on the tonnage, the curb it sits on, and whether it goes up by crane. We look at all three before you get a number.
Maintenance is priced by the units on the building, spring for cooling and fall for heating, so the visit count matches what you actually run.
What’s different in Sterling
Sterling is Loudoun’s workhorse. Business parks and warehouse and flex buildings line Route 28, Davis Drive, Sterling Boulevard and the roads around Dulles Airport, with strip retail and offices along Route 7 and Route 28’s cross streets. Most of those buildings run packaged rooftop units, often in the 5 to 20 ton range, one per tenant bay, with a gas section for heat.
We were called by a medical imaging office in Sterling for a 7.5-ton rooftop unit. The problem was a belt and the drive on the blower, and we wrote the estimate. A belt is a small part, but on a rooftop unit it is also a clue. A slipping belt can mean a worn pulley or bearing, and a tech reading only the belt will miss it. Imaging rooms and medical suites care about temperature in a way a warehouse bay does not, so a unit that cycles is a problem for them well before it quits.
For a Sterling flex bay, the sizing question is different. The office at the front and the warehouse behind often share a unit that was sized for the office, and a tenant who fills the back with storage or equipment overloads it. If your space has changed use since the unit was set, the unit may be the wrong size now, and no repair will fix that.
Because many of these buildings are leased by the bay, we try to get one clear sentence to the person who has to approve it: tenant or landlord. Which unit, what is wrong, repair or replace.
The signs
In a Sterling flex building, a rooftop unit sized for an office can’t keep up once the back is full of racks or machines. If a suite never gets comfortable, ask about the load, not just the parts.
A rooftop unit that short-cycles, trips its breaker or blows warm on a hot afternoon usually has a failing compressor, a bad capacitor or a coil choked with dirt. Caught early it’s a repair, not a crane day.
Virginia’s food code wants cold food held at 41°F or below. A walk-in drifting above that, frost on the evaporator or fans that stopped spinning means a call now, before the inventory goes.

Choosing who services it
Questions to ask anybody who bids on your building’s HVAC, us included.
On a Sterling rooftop unit, a worn belt often points to a pulley or bearing. Ask if the visit includes the whole drive, and whether you get a written estimate.
On a commercial job the number should be on paper before anyone touches the unit, with the parts, labor and any crane spelled out. A time-and-materials surprise is the thing to avoid.
One company for the comfort cooling, the heat and the refrigeration means one call when something stops. Ask whether the same crew handles all three.

It could. Units are sized to the load when set. More people, racks or equipment can outgrow them. We check the load before we recommend a repair or a bigger unit.
